The problems started with the photos, description and the floor plan which in our opinion were diabolical and had to be redone seceral times. Our house went on the market and within 2 days we had an offer at the minimum we would accept, which the estate agent knew. We had told her not to tell the buyer that we were leaving the country but based on his comments we assume she had done. The buyer came back after we had accepted the offer demanding we leave all appliances, which in the end we left some to ensure the sale went through. Even though we had told her we wanted more viewings until the property exchanged we had none whatsoever, the only slight interest didn't show and apparently pulled out at the last minute! We saw numerous people pull up at the bottom of the drive to take the number but apparently nobody called for a viewing. Given that our property was in execellent order and priced fairly for the area our only option was to presume that she was working for the buyer, whom she apparently knew as a business client, we now presume that she had a list of clients waiting to buy properties in the area for a price she agreed with them. We were warned by another local not to use her for these reasons but due to circumstances beyond our control had no option. I would encourage any other sellers in the area NOT to use Stringfellows. As an aside on the day we were moving out the estate agent contacted us at 9:00am to say we had completed and to ask when we would be out, this was NOT true, we didn't complete until 2:00pm. PLEASE, PLEASE do not use this estate agent unless you are desperate to sell at the lowest price. They were not working for us, they were working for the buyer!
What agent could do to change your mind?
The agent could have worked for us instead of the buyer. She should have encouraged other prospective buyers to come round instead of stopping them. Potentially we could have sold our house for more money instead of accepting 20,000 less than the asking price. it begs the question whether she is getting paid by the buyer as well as the seller.
