We have had such a bad experience dealing with Wavertree Property Link. We signed for the house, added in a bill package and then paid the deposit and rent for summer assuming everything would then sorted for when we wished to move in around the middle of September, but we were very wrong. The house was only first cleaned at the end of July, the same day we collected the keys. We found the house in a horrid state; there had been moldy food left in the fridge, broken furniture in all of the room and holes in many of the walls. If we had wanted to move in at an earlier date the house would not have been remotely livable. After a long list of complaints at this point, they did then after around a month get in workmen to fit new carpets, fill the holes and repaint many of the walls. This was great but about the only positive I can find with our experience with them. The workmen had then left the rest of the house in a mess, which was not discovered as no-one from the agency had actually checked the house at any point. So in mid September when we wanted to move stuff in we were greeted with a house covered in a thick layer of plaster dust, after going into the agency ourselves and complaining it was reluctantly agree to get the cleaners back in. Although apparently it was our fault that the house had been left in that state, as we had complained about work that needed doing after they had organised the first clean. There was also a number of issues we discovered such as the shower and cooker not working, there was no curtains fitted, the windows were unlocked and there were no keys and other smaller problems.
As mentioned earlier we chose to opt into a bill package to add onto our monthly rent provided by the agency. We therefore expected broadband to be installed in the property in time for us moving in. After an inquiry as to when it would be installed, around the beginning of August, we were told that we had signed the bill package late and should therefore not expect the broadband to have been installed already. Despite being told at no point we were "late" at signing the bills contract, we accepted this and expected it to be installed soon as we were assured an email had been sent to the relevant company. When moving in we realised that it had not been installed and after complaining they informed us that the company would be able to install the broadband at the beginning of October, a week after lectured have started. We all had work we wished to complete before this and found the lack of an internet connection unacceptable, especially since we have been paying for broadband since the 1st of July.
We are currently having to use a nearby friends house to cook and use the internet, which is not acceptable considering we are paying for a house! We certainly do not want to deal with this company again.
What agent could do to change your mind?
We found it very difficult to get straight answers from the agents. They often blamed the landlord for the problems we were faced with, yet with no contact for landlord directly, we feel a simple email was not enough contact as it took over 2 weeks for the landlord to reply with only the bare minimum work having been done.
To change my mind I would have liked to see proof of the landlord being contacted, and action taken if there was not reply within a few days. I also feel people from the agency should be checking on the property itself, after the previous tenants have moved out, after work has been done and also before the new tenants wish to move in, so they understand what state the new tenants should expect the house to be in.

Comment on agent fees
If the house had been in an acceptable state then I would have had no problems with paying the rent, I feel it was a very reasonable price for the property we viewed and the services we would be provided. Since our expectations have not been met and found many things unacceptable, I therefore feel the money we have paid does not reflect what we have been provided with.
