I have a number of investment properties and have used the services of CJ Hole Cheltenham for several years every time a tenant leaves. I have always found the service received to be of the very highest standard... faultless. Whenever a property becomes available for let again, the office works incredibly hard and are very proactive in their attempts to find a replacement tenant. It\'s always a worrying time when there is the possibility of an empty property and loss of rental income, however I have never experienced more than approx. 1 week void period between tenancies which takes away all of the financial worry. All members of staff and management are polite and highly professional.

We are sorry that you feel that you have had a bad experience with CJ Hole. Unfortunately the setting up of a standing order can only be managed by the account holder directly. Whilst CJ Hole provides an initial standing order mandate for completion at the time of taking up occupancy, tenants are required to then manage their rental payments going forward throughout their tenancy. There were failings on behalf of the managing company that are responsible for the block management of this property ...

NEW TENANTS

Holding deposit One week's rent

BEFORE YOU MOVE IN:

First Month's rent plus a security deposit of 5 week's rent less the Holding Fee to be paid in cleared funds prior to the move in date

TENANCY FEES THAT MAY BE CHARGEABLE DURING THE TENANCY:

Unpaid Rent - Interest on unpaid rent at 3% above the Bank of England Base Rate from the Rent Due Date until paid in order to pursue non-payment of rent. Please Note - This will not be levied until the rent is more than 14 days in arrears

Lost Keys/Security Devices - Tenants are liable to the actual cost of replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord or any other persons requiring keys, will be charged to the tenant. If extra costs are incurred, there will be a charge of £15.00 per hour (inc VAT) for the time taken in replacing keys/security devices.

Variation of Contract (Tenants Request) - £50 (inc VAT) per agreed variation. To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenants Request with written agreement from the landlord) - £50 (inc VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right to Rent checks, deposit registration and preparation and execution of new legal documents.

Early Termination (Tenant's Request) - Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum of rent outstanding on the tenancy.
