There are no 'expectations' or set policies with regards to paying in advance and this is not demanded of anyone.
The only requirement to protect our landlord clients and their insurance policies is that all students have UK based guarantors, if this cannot be provided the landlord would most likely not accept the application for tenancy. In some cases students without UK based guarantors would negotiate with the landlord to pay an amount of rent in advance in lieu of providing a guarantor.
I understand that this can equate to a large some of money but that is standard practice for many student accommodation providers (to receive rent for 3 months at a time) in order to aid with student's cashflow as this coincides with student loan payments.
