After emailing with no reply and phoning twice we were invited to a group viewing of a house and on arrival were told that first person back to their office would get the property which meant that no-one looked round the property and instead all jumped into their cars so if there were any faults there wasn't time to see them without a thorough look around. There were mothers with prams and small children who didn't have cars and didn't live near to the property which meant they had an unfair disadvantage. I find it disgraceful that they can turn renting a property into a race. As well as this after reading their terms and conditions for letting I found there were lots of hidden charges such as up to an extra £250 for a "reference check" which I have never had to pay before and a £100 charge on top of the deposit! After this fiasco I am very glad that I didn't get their property and would stay well away!

Unfortunately usually only negative comments are left on websites like these - never the countless accounts of positive experiences of our landlords and tenants. As a privately owned ARLA regulated agent, our reputation is important to us and we pay close attention to detail and being fair. Block viewings are the norm in the property industry, both in sales and letting. This will drive interest in the property, and making a rule that the first person back to the office with the deposit we feel is the fairest way. The other option would be either who made the appointment first, making singular appointments - which would be impractical, or making it a bidding war, which would also be unfair as the rental price would skyrocket above the rental value of the property or the person\\\'s budget. Unfortuanately it is not possible to keep everyone happy. I must also take issue withe the \\\"lots of hidden charges\\\". The standard admin fee is £75+VAT, and compared with other agents is significantly cheaper. There is only a dearer fee for a couple who have not been resident in the UK for at least 6 months. There is not a £100 charge on to of the deposit. Rather, the deposit IS £100 greater than one month\\\'s rent. Therefore £600 deposit for a £500 rent for example. This too is normal practise in the industry; indeed some agents often take two full moths rent in advance, as well as the deposit. The reason it is £100 more than the rent is to dis-incentivise tenants from asking for their deposit to be used as the final month\\\'s rent.
