As a seasoned landlord I decided to use ADR for several investment purchases to refurbish and rent out, after reading their website and their claims of a professional service. How wrong I was and how i was taken in - please do not use them unless you wish to constantly chase them for information on your property, rents, arrears, tenants, rents (again) etc.,until the cows comes in! (they never did!!) Spent much more time attempting to manage ADR than I would have the propertie/s itself. Eventually we got the property back - no spare keys, a nightmare tenant and rent arrears which considering the rent went to them was a shock (and subject to action). The owner has taken to actually blatantly lying about wanting to undertake repairs and works on property and used delaying tactics to further their complete incompetence. Ended up taking multiple trips to Merseyside to untangle the complete imbroglio that ADR created. Would suggest, based on experience If you are a potential landlord 100 of miles away - keep a tight leash on things: check progress and the standard of workmanship as it is far from top quality unfortunately, make copious notes of contact with them (as you'll need them) and, lastly...don't believe a word! Worse investment decision I ever made going with ADR....one year wasted - now using a professional, company of integrity and it's going great. Good luck :-)

Claimed for work not done satisfactorily (and I suspect some never done at all!). If they were a proper company, ran as a client has the right to expect - with honesty and integrity the fees would have been fine. Unfortunately this was strongly never the case!

The ADR lettings arm is now in liquidation. You can google the details, the liquidator is still keen to take comments. There is a company called ADR Maintenance and also a new company called RedBrick...I would be very hesitant about using their services....

Galla, sorry to hear about your shockingly poor experience, it echoes almost exactly mine down to selling at a loss. Somehow this company manage to take a thriving sector of the market with enthusiastic clients and totally mess it up for their tenants/clients and ultimately themselves. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
