Our tenant find service is a comprehensive package, including everything from professional marketing photography, through vetting, right to rent checks, document signing, and key handover.

· Proof of income obtained
· Suitable security obtained (either guarantor or deposit where appropriate)
· Recorded or in person right to rent checks carried out
· Full report provided for your authorisation

When we are managing the property, a maintenance inspection would be carried in the first instance, to ensure that the property is in "move in condition", to avoid delays when a tenant is found.

Before being let out, the property will need an EPC (sometimes found on the public EPC register), a current gas safety certificate (required annually), smoke (and occasionally a c02) alarm, and an electrical certificate (required every 5 years, initial installation certificate lasts for 10 years). Not having any of these before the tenant moves in is illegal, and will mean that a section 21 notice cannot be served at a later date if necessary.

Management:

Our management services helps you to keep your costs as low as possible, whilst taking care of your key responsibilities to your tenant, to ensure the smooth running of your investment. Our tenants have access to our online maintenance portal, allowing them to troubleshoot and report issues at their convenience. Of course, traditional methods such as phone support are always available to them as well.

Our management service is ideal for international landlords, with their unique challenges. International landlords are particularly effected by communication challenges caused by time zone differences, and our web based software allowing landlords to approve/decline maintenance requests online, and view/download statements online is very popular with landlords living all over the world, including South America, Dubai, China, Dubai, France, and Germany.

If you are an overseas landlord, your agent must legally deduct NRL tax at source, unless you have an exemption. We can help you with this and any other tax related challenges, via our affiliated accountants.

Fees

TENANT FEES:
At Rent North East, we work hard to make your move as easy as possible. All our agreements and checks are processed and completed online, which means that you wont need to leave the comfort of your home throughout the entire process!

We do charge an administration fee to all new tenants, and a reduced fee if you have rented from us before.

The administration fee covers costs incurred in setting up your tenancy, including the following:

Checks on up to two tenants
Referencing on up to two tenants
Preparation and completion of agreements
Account set up
Back office work including negotiation and preparation for your tenancy
At Rent North East, we work hard to make sure that you find a suitable property. If you are unable to pay the upfront fees or cannot provide anything that we have requested, then please let us know, and we will do our best to work out an alternative arrangement that works better for you.

NEW TENANTS:
Full Property: £250 + VAT fee applies, of which £150 must be paid before receiving keys, and the balance can be paid up to one month after the move in date.

Room: £150 + VAT fee applies, of which the full £150 + VAT must be paid before receiving keys.

We will also require that a guarantor or a deposit is provided. A guarantor must be either a home owner, or two professionals. A deposit is usually the value of one month’s rent.

Current or Previous Tenants:

A significantly reduced admin fee applies, this varies, depending on changes to your application. Please contact us for more information.
