Attentive during tenancy - replaced broken washing machine quickly. Fairly accommodating when we wanted to end tenancy early. Slightly annoying to deal with if you aren't a student as they seem to be used to Holylands residents and frequently send quite patronising emails and messages. Read your contract very carefully as they'll use it at the end of the tenancy to get as much out of you as possible. £330 charge for repainting as several walls had blue tac marks related to posters. Very strict on deposit at end, with no chance for consultation. However very accommodating with early termination of tenancy (when we found replacement tenants) and a fairly reasonable early termination fee.

Not difficult to communicate with. Every problem I had was sorted quiet fast. My flat was fine when I moved in, and I got the whole deposit back when I left. I would just recommend that they call before arranging whatever (what they sometimes do, but not always). In conclusion, I would go for them, always trying to establish good communication with the members of the staff....

The most exploitative, untrustworthy, money hungry estate agents in Belfast., with a speciality in exploiting the fact that new students at queens tend to be unaware of their rights as tenants. They will impose arbitrary fines for non existent issues, organise viewings without consultation, and strongarm you into renewing leases well before any reasonable human being would expect to. Unless the other choice is homelessness, do not rent a house with these people....

Essentially, they would need to rework their entire business model into something resembling an estate agents

Complete con men! Never meet a bigger bunch of useless, ignorant, f##kers in all my life. Moved into a dump of a house in dunluce ave a year ago. We were stuck and hadda go somehere. Absolutely atrocious service. When the gas box malfunctioned and displayed an error message, we contacted them several times and they simply told us that we were loading the credit wrong and if we did it again we would be fined for incorrect use. I had to contact the gas supplier directly and they came out to inspect the box to discover there was in error in the functioning of the box and it was potentially dangerous with continuous use. The staff here are unresponsive and unhelpful. When my flat mate and myself went to view the property it needed a general tidy up and painting. They assured us this would be down before we moved in. The day we moved in the sofas where in the bedrooms, and the place unpainted with water stains where a pipe had burst the year before. Actually listen to serious complaints, do what you say you are going to do. And don\'t think just because you deal with students that you have the upper hand. We are not stupid!

The staff here are poor. Before I moved into my flat I asked for a water stain from an upstairs leak to be painted before we moved it. It was not. I asked for the bathroom to get attention (cracks had appeared in the sealant allowing water to leak), nothing happened. I asked for a carbon dioxide alarm to be fixed (damaged in the leak mentioned above before I moved in), they did not fix it. 6 months on from my requests I sent in a formal letter to their office, the work was done the next...

Aside from the receptionist, staff are rude and unwilling to help. Properties are of low standard with a small exception.

A very professional outfit. Ropey office where to details were taken when booking a viewing appointment. Rang to confirm the viewing as requested before 9.30 at the arranged time and then no one showed.... If that's the treatment you get before your stuck in a contract, definitely worth avoiding....

Went into Laird's to look about renting a house for our second year at uni. When in the office we weren't exactly warmly greeted, the agent showed no enthusiasm for us to, or even care whether, use their services. We arranged to view a house a 2.30pm the next week and were told to ring at 9.30am the day of the viewing to confirm. Awful service from this agent. Left us over Christmas, with no heating, no water, no shower and no toilet. Horrific! Spent Boxing Day trying to get a bad leak fixed that ruined our belongings in the kitchen and bathroom and they have no emergency service. They do not respond well to repairs and do not treat their tenants with any respect. Not nice staff to speak too, and try to constantly fob you off. Will never use them again, I would not leave anyone in the conditions that they left us....

House was full of damp and slugs and they just said put down newspaper. They charged us for a broken chair that was broken wen we moved in and they charged for cleaning, but the place was spotless they refuse to give back deposits!!!...
