I have stayed @ Harry Lord House in Humprey Road from September'16 to January'17. The stay was fantastic. The room was neat and tidy when I got handover of it. The staff were very supportive and helpful. Bath rooms/Kitchen/Common room were so good. of course, as it is a shared accommodation, it is the responsibility of each individual to keep all common areas clean. Overall the stay was very good and I am much with Pulse property accommodation in Humprey Road....

To contact, they operate like a call centre, with rude staff who deny issues and blame tennants. They are evasive with information and appear busy avoiding costs and charging for their time while claiming it is a not for profit service, but this does not mean an efficient job is being done. Staff appear trained to not give any details which would allow me to try to resolve the issues myself. About 150 is non refundable right from the start and I understand that they will likely be hitting me for exiating damage which they do not acknowledge or fix but will charge us for repeatedly.

Looked at reviews and took a chance. I am surprised as the other tenants did not have any issues in the flat. Started my Uni placement and needed to focus. What was interesting was everything was upfront and the pics matched the viewing. Moved in late on Sunday all seems good. Inventory and took pics , a bit of paperwork but I had my contract and keys within a week from viewing and saying yes. Not much - more automation of forms. I like the inventory and pics , my depsoit info upfront was reasuring and not pressured to sign. I did lot of viewing with others and took a chance

Extortionate. Generally, poor. Hidden fees include a 100pound agency fee, 55pound deposit protection and a 50 pound non-negotiable cleaning fee. My stay at the property was a mediocre experience. 3 lights went out during my stay, there was a leak in the kitchen floor every morning and to top things off, they charged me an extra 10pounds out of my deposit for a 'communal area cleaning charge' when the actual room I was staying in was about 3x2m sqd single. Furious and disappointed....

WHAT * IS GOING on with that "agency" !!!! They don't fix the mailbox or at least give us the key for the box at the opposite side of the building as no one is dropping mail at the entrance. People are awaiting very important mails. They don't care at all about that and tell plenty of lies. I received the same letter regarding my national insurance number twice on the 21/06 and on the 2/07 all at once!! I have been told during the same week that the mailbox was already checked on Frida...

After renting at Harry Lord House, I agree with other comments. Pulse charged me for broken items that were not my fault whatsoever. They also charged me cleaning charges because of other housemates. Their 'we charge everyone' even if not your fault results in a horrible living atmosphere as housemates argue with each other. I tried to discuss my complaints and in e-mails. NO response. Avoid them and their properties....

What agent could do to change your mind?
1. They should have returned the referral bonus ‚£25 2. They should have returned the deposit as per agreed terms & conditions i.e. 14 days. They took more than 3 months. 3. They should respond to emails promptly... they never respond at ALL. 4. The inventory check should have done in the presence of the tenant. They write whatever they want after the Tenant left. 5. They should lower the admin fee amount as they never show interest on the admin work at all.

I have had the same experience of everyone else. I live din a rented property for 4 years, in that time the service was appalling. We had flooding over Christmas due to a leaking roof and it took 4 months to get it repaired and a further 11 months to redecorate the damage. I moved out at the end of May (after they wanted to raise my rent from £750 to £995 pcm) and still not had my £850 deposit returned despite promises that it would be given next week. Worst experience that I had during my stay in Manchester. Same situation with other friends here. They refused to return the deposit and keep postponing the time. We are planning to prepare some legal document for our reimbursement of deposit. Seriously, this is totally waste our time....

I used Pulse Property to rent a room in a flat share from April to the end of June 2013. I paid my deposit of £305 and recieved a signed contract and verbal assurances that my deposit would be returned within 10 working days of my tenancy ending.
