What agent could do to change your mind?
I think first of all they should post pictures that are representative of the property. That way people won't waste their time seeing flats that are very different from their expectations. Also damage management could be done differently. An apology would have been nice from the office, once my comments were given to those responsible. It's very basic customer service (I have years of experience, and it's easy to lose a customer, but when the damage is done, there's still ways to compensate).

Early termination: If you vacate the property prior to the end of the term of your agreement, you will remain liable for the rent until the term of tenancy expires or until the property is re-let by the landlord or their agent, whichever is earlier. Should the property be re-let during the fixed term of your tenancy, you will also be responsible for an early termination fee, this could be a minimum fee of 2-3 weeks of your rental amount, the total amount will be provided to you at the point of your early termination request. If the new tenancy is for a lesser rent, you will additionally be responsible for the difference between the original rent and new lower rental figure up to the end of the original term of your tenancy.
Please be advised that this clause shall not take effect where you are operating a break clause within your Tenancy Agreement.

Complaints Procedure

We are committed to providing a professional service to all our clients and customers. When something goes wrong, we need you to tell us about it. This will help us to improve our standards.
If you have a complaint, please put it in writing, including as much detail as possible. We have eight weeks to consider your complaint. If we have not resolved it within this time you may refer your complaint to The Property Ombudsman.

What will happen next?
• We will send you a letter acknowledging receipt of you complaint within three working days of receiving it, enclosing a copy of this procedure.
• We will then investigate your complaint. This will normally be dealt with by the office manager who will review your file and speak to the member of staff who dealt with you. A formal written outcome of our investigation will be sent to you within 15 working days of sending the acknowledgement letter.
• If, at this stage, you are still not satisfied, you should contact us again and we will arrange for a separate review to take place by a senior member of staff.
• We will write to you within 15 working days of receiving your request for a review, confirming our final viewpoint on the matter.

You will need to submit your complaint to The Property Ombudsman within six months of receiving our final viewpoint letter, including any evidence to support your case.
The Property Ombudsman requires that all complaints are addressed through this in-house complaints procedure, before being submitted for an independent review.
