This substantial, six bedroom family home, set well back in prestigious, tree lined Castle Hill, is arguably Berkhamsted`s most sought after location, just a few minutes` walk from the railway station, school and town centre.

It is evident from the moment you enter, that this beautifully presented home has been extended and modernised to a high standard. The spacious entrance hall, with engineered oak flooring and doors, creates a feeling of light and space. The ebb and flow of this stunning house moves seamlessly from one room to the next, from the sizeable sitting room with its bay window and patio doors overlooking the garden on one side of the house, to the cloakroom and the TV room, currently used as a teenage hideaway, on the other.

Without doubt, the beautiful kitchen/dining and family room is the heart of this house, to where friends and family will most certainly gravitate. The cosy family room, complete with log burning stove, has doors leading out to the garden, whilst the kitchen/dining room is an architectural masterpiece, with sky lights and glass sliding doors at right angles, allowing maximum views of the garden and creating a light and bright ambience. The kitchen is contemporary, chic and stylish, with white fitted units, light grey quartz work tops, under floor heating and two central islands/breakfast bars.

The spacious first floor has six bedrooms, five of which are doubles, and the sixth presently used as a study. The impressive master bedroom benefits from a contemporary en suite shower room with underfloor heating. There is also a spacious modern fitted family bathroom and separate shower, with underfloor heating.

Outside, the large, flat rear garden is mainly laid to lawn, with patios and a decked area, perfect for summer barbecues and al fresco dining. A beautiful beech hedge and arch way divides the garden to the rear, cleverly hiding the garden shed.

To the front, an ample driveway provides parking for numerous cars, and there is a sizeable lawned area, complete with hedges that provide a degree of privacy.

LOCATION
Berkhamsted itself is a busy market town, located to the West of Hertfordshire and just 30 minutes from London by train. Perhaps the town`s most prominent role in National affairs came in 1066 when William the Conqueror was handed the English Crown. Berkhamsted Castle was built following the granting of the crown, and famous names associated with it include Geoffrey Chaucer who was Clerk of Works, and Thomas Becket who was Constable of the Castle in the 12th Century. Substantial ruins of the Castle still remain today.

Today, the town is highly desirable for commuters, with excellent transport links by road and rail. The mainline train station provides a regular and direct link to London Euston in a little over 30 minutes. Major road connections nearby include the M25 (J20) and the M1 (J8 and J9). The A41 dual carriageway runs to the South of the town, providing an excellent connection to Hemel Hempstead, Watford, Tring and Aylesbury.

There is a good range of leisure facilities in the area. There is walking and riding just minutes away in the surrounding countryside and on the National Trust`s 5,000 acre Ashridge Estate, while nearby golf courses include Ashridge, Berkhamsted and The Grove. The area offers excellent schooling, including Berkhamsted School, founded in 1541, and Tring Park School for the Performing Arts.

Berkhamsted offers a wide range of shopping, from independent boutiques to national names such as Waitrose and M&S Simply Food. The larger towns of Hemel Hempstead and Watford offer wider facilities, including Debenhams and John Lewis department stores respectively. Milton Keynes and London are both easily accessible too.
