A truly independent local letting agents and property management company

From day one, we had a set idea of what we wanted to achieve with our company. We have always believed that the single most vital ingredient to making our company successful is customer service with constant and never ending improvement.

Pinewood was formed in 2004, opening its first office in Chesterfield. We began by offering property management and residential lettings in the Derbyshire area, soon expanding to Sheffield, South Yorkshire. Five years on, we have established ourselves as a customer friendly letting agents.

So from the beginning, we have set out to make sure we offer the highest quality brochures, the latest technology, and constant contact with all our clients and as much advertising as is needed to name just a few. as a go ahead property management company and letting agents, we know ourselves that the devil is in the detail.

Worst letting agents I have ever dealt with. Nothing but issues with them during our tenancy when we've needed them. This is not directed at all staff however certain members when we've had problems are impossible to deal with, both rude and unhelpful. Never get anything done unless you constantly chase them for assistance with maintenance issues. Poor customer service and communication between each other and us....

Hi...I had previously used another letting agent on this property and was let down by their after care/service. After first meeting Rebecca I was impressed with her knowledge and passion for the property market and was very happy for Rebecca & Pinewood to take control of letting in on my behalf. As I was also in the middle of a new job & getting married Rebecca and her team took all the stress and worry away. I am very happy with their choice of tenant and look forward to working with...

The customer service at this company is apalling!! There is lack of communication, the staff are rude and they always make excuses. I have had nothing but trouble with the property i am in. Constantly having to ring to get something fixed. It took them 9 months to fit an extracter fan. We had a leak in our hallway and it took 5 weeks and 3 phonecalls before they sent someone to fix it. We have damp in the bedroom and have done everything they advised to prevent it, until they decided it was caus...

What agent could do to change your mind?
Better customer service. Staff need training in being polite to customers, in writing ketters to customers that are not rude or sarcastic. Staff need to work on communication and learn to respong to problems better.

Didn\'t do the job according to the contract. They failed to carry out proper inspections of the property that they were obliged to undertake, didn\'t see the need to communicate about anything, refused to provide quotes for work done to the property that they insisted on doing through their contractors, hired contractors to do decorating that did an appalling job, mishandled the return of the deposit for the damage done by the tenant (which was well in excess of the deposit). LANDLORD FEES
Deposit Registration Fee (included in fully managed only): £60.00(inc VAT)
• Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
• Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Additional property visits: £30.00 per hour(inc VAT)(minimum 1 hour)
• To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Submission of non-resident landlords receipts to HMRC £30.00(inc VAT) quarterly
• To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC

Arrangement Fee for works: FREE OF CHARGE (managed properties)
• Arranging access and assessing costs with contractor;
• Ensuring work has been carried out in accordance with the specification of works
• Retaining any warranty or guarantee as a result of any works

Arrangement fee for refurbishments over £1000.00 5% of net cost

Checkout Fee - Included on Fully Managed (landlords share) £54.00(inc VAT) for the first hour then £30.00(inc VAT) per hour after

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee £30.00 (inc VAT) per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Accompanied Check-in Fee FREE OF CHARGE
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

Pet Deposit Returnable additional Security Deposit of £100.00

Lost Security Items £12.00 (inc VAT) plus item cost

Out of Hours Services £20.00 per hour (inc VAT) plus any actual costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate

Late Rent Charge £18.00 (inc VAT) Payable when the rent falls seven days late

Failure to Pay The Last Month Rent £40.00 (inc VAT)

Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due

Professional Cleaning (if required) £20.00 (in VAT) per hour which will be deducted from the Security Deposit
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
