Fees are very expensive. We are selling another property for £99 incl. VAT using an online agent. They are doing everything which Newmans do, except the viewings. I'm not really sure doing those are worth £4K!

Agent fees are fair and in line with the market - not the cheapest but not the most expensive. I would say for the work done it was good value and we are happy with the outcome. My view before Newmans was to go with the cheapest however cheap does not always equal the best. We had the multi agent fee.

LETTINGS FEE'S......

REFERENCES

Once you have chosen your property, you will then need to complete an application form. Applicants must be over 18 years of age and bring proof of identity. Once this is received, we will then obtain references. When applying for your desired property, please bring a form of identification such as a Driving Licence or a Passport.

TENANCY FEE
The tenancy referencing / administration fees are as follows:
£240.00 which covers 1 person
£300.00 which covers 2 people
£360.00 which covers 3 people
£420.00 which covers 4 people
£480.00 which covers a Company Let

This includes guarantors, if needed, (ie 1 tenant + 1 guarantor = £300.00)
All fees are quoted inclusive of VAT

This is payable immediately upon deciding to apply for a tenancy. The tenancy fee is NON-REFUNDABLE should you decide not to pursue the tenancy (irrespective of whether or not references have been applied for) or alternatively if your application is declined.

HAVE YOU SOLD YOUR PROPERTY? If you are in the process of selling your property and wish to rent a property currently advertised for rental the property will not be taken off the market UNLESS you have exchanged contracts. If you have not exchanged contracts then a non-refundable deposit may be requested. This will be paid to your landlord if the tenancy does not proceed as a result of a change in your circumstances.

BOND
This is equivalent to one months rent plus £300 and must be paid by building society cheque or bankers draft the day you sign your tenancy agreements (personal cheques will only be accepted if submitted 7 days prior to signing). No cash will be accepted.
Eg: Rent £300 Bond £600.00

RENT
Payable on the day of signing by building society cheque, bankers draft, debit or credit card. Made payable to Newman Residential Lettings. No cash will be accepted.

CHECK IN FEE - £80 PLUS VAT
From the 1st January 2014 all new tenancies will be subject to a check in fee of £80.00 plus VAT. An independent inventory clerk will meet you at the property the day your tenancy starts and check the Inventory & Schedule of Condition with you. This fee becomes payable the day your tenancy starts together with your rental and deposit.

TENANTS CONTENTS INSURANCE

It is a mandatory requirement on all our tenancies that you protect your landlords fixtures and fittings against accidental damage/loss. It is not a mandatory requirement that you insure your own possessions – this is your choice although we recommend you do. Proof that cover is in place to cover the landlords fixtures and fittings will be required prior to the release of keys and the signing of a tenancy agreement.

IF YOU HAVE YOUR OWN POLICY IT MUST MEET THE FOLLOWING CRITERIA: PROVIDES COVER AGAINST ACCIDENTAL DAMAGE TO THE LANDLORDS FIXTURES AND FITTINGS (minimum £2,500) .

Lettings Director. They will then respond to you with a statement of the final
view of the matter within 15 working days of receipt.

6. If you are still not satisfied
with the outcome, you can raise your complaint with the:
