After my wife checked out from the property, we didn't hear anything from Metro Village / the landlord (the landlord is the founder of Metro Village Yuet Ching TANG) until we asked them for the check out report. They wanted to deduct more than 1600 pounds from our full depost 2010 pounds, it's incredible! We told them we agreed them to deduct 400 pounds from our deposit, but they disagreed. Held my girl friend's deposit for HALF A YEAR. Never replies emails, wrote a formal complaint letter to chase the deposit, never replies, had to make a complaint to TPO / small claim court in order to get my girl friend's deposit back. I have been renting a property for more than 2 years in SE16 through Metro Village. Having burnt my fingers with one of the big estate agents in the area, I eventually sold our property through Metro Village. They were in contrast a lot more responsive, diligent and generally helpful in every way. I would strongly advise anyone looking for an agent around SE16 to give them a go. Being independent they're more interested in actually helping you and seem to have the market around Canada Water wrapped up. I worked with Nicola, Ching and David who were all excellent in my opinion....

I am in one of Metro Village's rental properties and have been severely let down by them and their property management. On moving in and signing the contract we were assured that all problems would be sorted out within seven days of the report being processed. It has now been two months and there are many areas still outstanding: we have no TV aerial so have therefore not been able to work the TV, the en-suite shower runs hot and cold, the hoover and doorbell are broken, the hob isn't fully fun...

Nicola played a significant part in facilitating this sale. Primarily she was very good at putting me (the buyer) in touch with the seller, when at some stages the solicitors had become none responsive. This helped to speed up the resolution of any issues. Nicola has gone above and beyond her normal duties to make the sale of my property possible. I found David Tearne to be very Patient and helpful regarding our move to fairmont house. We are new in this area and he explained a lot of things to us and so did the other staff's in the office. The fee is a bit high but I guess this is the going rate. But I do hope I can get special discount or additional services for owners with multiple units. So far I do not see any difference between just having one unit or multi-unit. Your agency charges the same rate.

Introduction
At Metro Village Ltd we do everything we can to make sure our clients receive the best possible service. We do however recognise that problems may sometimes arise. When this happens we would like clients to tell us about their complaints so that we can review our performance and develop more effective procedures for the future.

All complaints must be given in writing to the following address/es:

What is a Complaint?

A complaint is an expression of dissatisfaction about the service or actions by Metro Village Ltd.
What are the time limits?

1. Acknowledge in writing receipt of complaint within five working days of receipt.

2. Final response or a letter explaining why a final response cannot yet be issued within two weeks of
receipt.

3. Final response within four weeks of receipt.
Who is responsible for resolving complaints?
We are responsible for investigating and resolving any complaint about services provided by us.
We will ensure that the problem is resolved quickly and with as much client satisfaction as possible.
What will happen when we receive a complaint?
We will try to resolve the complaint as quickly as possible. If our investigation is taking longer than expected and we are unable to provide the client with our final response within 14 working days we will advise the client of this in writing and we will provide the client with regular updates until our final response is issued.

On receipt of your complaint we will:
Record the complaint on our records
Ensure the complaint is dealt with by a member of staff that is suitably trained.
Provide the client with a further copy of our complaints handling procedure
Notify the client of the outcome of our investigation.

Our Response
If we are unable to resolve the complaint within two weeks, we will again write to the client
explaining the reason for the delay and let them know when we expect to be able to send them a
final response. We will also keep you advised.

A Final response will be sent in writing to the complainant
