If Manning Stainton is one of the best then I have infinite sympathy for those poor souls who endure the dysfunctional facilities provided.They are generally unhelpful, evasive and recalcitrant.Even trying to use their invalid e-mail addresses yields nothing. They never keep us informed and despite unfulfilled promises we are waiting for advice on disposing of syringes(used) and their sold sign. Worst estate agents I have ever come across. All staff members are rude, unorganised and unhelpful. They let me live in a property without a boiler, smoke alarms or working electricity for 3 months then had the cheek to turn around and blame me even though I had reported it on countless occasions. They also hand your keys out to 'anyone who asks' we had 4 unplanned and forced entry visits. Absolutely shocking nightmare experience that is never ending please avoid and see other online review...

Hi *. As we have already stated on other platforms it is very sad that you have chosen to make these incorrect statements about what occurred during your tenancy. You were allowed to exit your tenancy early by the landlord as a kind gesture following your request. Ok agent until we raised some issues - cue barage of abuse. Utterly appalled and would advise you tread with caution. Don't be fooled that these people understand customer service or respect you, they're only motivated by greed and getting their commission in the bag. Why is this industry still not properly regulated nor professional? These people would get a hell of a shock in the real world of professional services....

I have been with Manning Stainton for two lettings now on my property but I am officially fed up and angry now. It has become too big a company and the left hand does not know what the right hand is doing. The final straw was being invoiced for £160 for smoke alarms I did not need or authorize. I never know who I am supposed to speak to, they have so many departments and offices. You email or leave messages and you end up chasing them to find out what is going on all the time. As a la...

What could be improved? Staff members who get back to me would be a start. Not invoicing me for β€š£160 for something I didn't ask for maybe, and getting back to me promptly to sort this error out would be greatly appreciated.

From the date we were told we were being asked to give up our home of 3and a half years due to Toms misinformation. After that our problems began. It would be easy to say what went well- Tom actually answered the phone twice to our calls. Tom ignored most calls. He informed our landlord that we had a dog instead of asking ourselves. She had absolutely no idea what she was talking about, she gave us wrong information about the property, she mentioned that the electricity would work on the same day but once we had got to the flat nothing was working, we wasnt told where the meter was or that it was a pre paid one plus the previous tenants left a debt of β€š£250 that wasnt mentioned to us. The estate agent, Charlotte, tried to make us offer more by lying, saying that there were slightly higher offers than ours; we found out that this was a lie from a colleague of hers who told us that nobody offered more and we were the only potential buyers of the property. It was only that the seller was not going to accept below a certain amount. We are very annoyed with this and we think that it was a dishonest practice on behalf of the named agent....

I was out of the country for a while, so communication was not easy & mainly via e-mail. I suggest in future, the agent gathers all & correct information on the property they receive commission for selling. They should also inform their customers of the legal responsibilities (as mine did when I was selling my property).

Whilst ultimately my house sold 6 months after accepting an offer, I don\'t feel the service from Manning was very good at all. I feel they were working harder for the buyers than me, not keeping me well informed and taking advantage of my situation. Numerous times they took the buyers back and forth to the house without asking permission. We first thought we had been getting great customer service from Debbie as we were looking in oct to move in December but started getting pressurised into moving in before Christmas to be told if we didn\'t move in November we couldn\'t have the house. Poor service. Poor support. Lack of action. Don\'t make empty promises to get people to rent houses off you. If you can\'t follow through it shouldn\'t have been said and we would have gone elsewhere.

I rang on Monday 27th January to try book an appointment for a valuation. After explaining I work long hours and I am out of the house most of the day I was wanting to book either a late appointment or a Saturday appointment the first lady transferred me to the Manager / V Helen. As it was the manager/valuer I was speaking to and in total control of her own diary I am more than sure she does not do all the viewings. I was lead to believe you had accompanied viewers anyway ??? and this isn\'t the Manager/valuer So maybe try accommodate to do a Saturday valuation even if that was in a months time, I was willing to wait. Instead of constantly saying viewing come first. She could have done it early doors at 9am on her way into the office or at close of business I was very flexible with that it just needed to be a Saturday. Maybe be more customer focused than target and sales bonus focused

I have rented a two bedroom property from Manning and it was a terrible experience. Property was handed over in very dirty condition even bathroom toiletries and even used toothbrushes were there from previous tenants. My fridge is not working since last two weeks despite of many phone calls no action is taken and every time when I call they always tell me that someone will fix it but last two weeks I am without fridge. I wont recommend anyone to rent a property from this office....

As a tenant I would advise NEVER to use Manning Stainton. They have made my experience a horrendous one. The customer service is absolutley shocking. I too am absolutely appalled by the way my tenancy was handled with Manning Stainton. I moved into a £750 per month property in Weetwood and should have known from how the actual contract was handled from the outset that there was to be trouble ahead. It is some years now since I rented via Manning Stainton, but the appalling experience has stayed with me and I am glad now to have the chance to write a review and warn off would-be tenants and scrupulous landlords. Even this new TDS doesn't stop the Manning Stainton staff from doing exactly the same thing to current tenants, I have now uncovered more than 20 recent unhappy tenants, it seems this agency is determined to punish the people of Leeds for daring to make phone calls to the office to complain about the shabby state of their properties.
