The day to day administration of the sales process was excellently handled by Abby and her colleagues. They were responsive to requests, always giving prompt attention and were sensitive to specific requirements. However, the initial valuation by Louise, gave an inflated expectation of the value that could be obtained. This could have contributed to the length of time it took to sell the property....

We were very please with the way Louise set out the fees, giving a tiered structure with the higher the property was sold for the higher the fee. It was unfortunate that the house sold well below the lowest tier.

We have now been in the property in LS27 for 2 weeks. Even with multiple requests by phone & email, we are struggling to get a result for whatever reason. There is poor communication to tenants. If Manning Stainton is one of the best then I have infinite sympathy for those poor souls who endure the dysfunctional facilities provided.They are generally unhelpful, evasive and recalcitrant.Even trying to use their invalid e-mail addresses yields nothing. Worst estate agents I have ever come across. All staff members are rude, unorganised and unhelpful. They let me live in a property without a boiler, smoke alarms or working electricity for 3 months then had the cheek to turn around and blame me even though I had reported it on countless occasions. You were allowed to exit your tenancy early by the landlord as a kind gesture following your request. Ok agent until we raised some issues - cue barage of abuse. Utterly appalled and would advise you tread with caution. Don't be fooled that these people understand customer service or respect you, they're only motivated by greed and getting their commission in the bag. Why is this industry still not properly regulated nor professional? These people would get a hell of a shock in the real world of professional services....

They are very efficient at finding tenants and dealing with finances. However they have to be constantly chased to arrange any repairs or maintainence on the property. Many of the contractors they use are unsuitable for the work required. An example is when they sent a cleaning company to do a report on a damp problem. Recommended if you enjoy paying for someone to manage your property and then doing it yourself anyway. If you want someone to manage your property for you, look elsewhere....

Whilst renting with Manning stainton our experience with our property manager Thomas Paling wasn't a great one. We found that he worked very much in the favour and best interests of the landlord as a priority. For example, when logging maintenance issues it took a while for us to hear anything back, 2 months in one instance for an issue highlighted during check in. I have been with Manning Stainton for two lettings now on my property but I am officially fed up and angry now. What could be improved? Staff members who get back to me would be a start. Not invoicing me for β€š£160 for something I didn't ask for maybe, and getting back to me promptly to sort this error out would be greatly appreciated.

Found that this agent was aggressive and argumentative whilst we were deciding which agent to advertise our property. This was backed up following a walk in question regarding another house sale,informing us not to too bother making an offer as 'they' will be deciding the best buyers and as we had not sold our property we would not be considered. From the date we were told we were being asked to give up our home of 3and a half years due to Toms misinformation. After that our problems began. It would be easy to say what went well- Tom actually answered the phone twice to our calls. Tom ignored most calls. He informed our landlord that we had a dog instead of asking ourselves. I have never let a property before and found the process to be quite stressful, although the problems encountered were out of anyone's control I would have liked to have been kept more informed and updated. When I did receive emails or phone calls they were from a number of different members of the team so I was unsure who was dealing with my property. She had absolutely no idea what she was talking about, she gave us wrong information about the property, she mentioned that the electricity would work on the same day but once we had got to the flat nothing was working, we wasnt told where the meter was or that it was a pre paid one plus the previous tenants left a debt of β€š£250 that wasnt mentioned to us. The estate agent, Charlotte, tried to make us offer more by lying, saying that there were slightly higher offers than ours; we found out that this was a lie from a colleague of hers who told us that nobody offered more and we were the only potential buyers of the property. It was only that the seller was not going to accept below a certain amount. We are very annoyed with this and we think that it was a dishonest practice on behalf of the named agent....

I suggest in future, the agent gathers all & correct information on the property they receive commission for selling. They should also inform their customers of the legal responsibilities (as mine did when I was selling my property).

I feel they were working harder for the buyers than me, not keeping me well informed and taking advantage of my situation. As it was the manager/valuer I was speaking to and in total control of her own diary I am more than sure she does not do all the viewings. I was lead to believe you had accompanied viewers anyway ??? and this isn\'t the Manager/valuer So maybe try accommodate to do a Saturday valuation even if that was in a months time, I was willing to wait. Instead of constantly saying viewing come first. She could have done it early doors at 9am on her way into the office or at close of business I was very flexible with that it just needed to be a Saturday. Maybe be more customer focused than target and sales bonus focused

I have rented a two bedroom property from Manning and it was a terrible experience. Property was handed over in very dirty condition even bathroom toiletries and even used toothbrushes were there from previous tenants. My fridge is not working since last two weeks despite of many phone calls no action is taken and every time when I call they always tell me that someone will fix it but last two weeks I am without fridge. I wont recommend anyone to rent a property from this office....
