As an unfortunate landlord who signed up with lobster I can honestly say I have never come across I more self-satisfied t+c's related company ever. The description of the service on the website bears no resemblance to what is offered to landlords or tenants. You pay 10 per cent per month for literally nothing. The website falsely advertises rent will be paid on time. In fact this is not the case. I am due rent from a property yesterday (last day of the month) but if I am lucky I may get it Tuesday. In my opinion an awful company, low on ethics and manners. I would advise any landlord, or tenant (after reading recent reviews) to seek an alternative

We are extremely disappointed to read your review Mr L. It appears you have misunderstood your rent due date. It is not due on the last day of the month as you have stated, it is due on 31st of the month. As April had no 31st (30 days in April), the tenants bank will always release payment on the next working day. Due to the bank holiday this was Tuesday 2nd May. A truly awful company. I would recommend to avoid if at all possible. Found them unhelpful when it came to payment - would only accept the holding fee and security deposit via bank transfer if they could charge the tenant a fee. They also missed our scheduled moving in appointment at the property - offered £40 to make up for this. Absolutely disgraceful company. Will be reporting to trading standards and all governing bodies. Dodgy company avoid at all risk. From a compliance perspective horrendous! No documentation at all. Representatives are useless and the office is a disgrace. No wonder things go missing. I don't know how they still have 500 quid profit last year to be quiet frank. Horrific company....

Absolutely discusting company. Wouldn't advise going to them. Been living in the property for over 4 years. Never missed a payment and one day late on rent and slapped with a £30 charge. Things wrong with the property. Boiler broke took 6 months to repair. I mean no hot water and no heating near xmas. Other things not been fixed since I moved in. Yes as we where promised a months free rent at the begining because of the discusging state it was in when we got the keys even tho we where told it was going to be cleaned, then made out to be liars but it is you that lied and completely took the piss out of us!! We spent well over 2 grand doing that property up and also lost probably another 3 grand in the belogings that got thrown away so all in all it was us that are at a loss! Absolute appalling company, give misleading information to make you pay over the odds deposits, then refuse to refund money, make you pay deposit upfront with referencing fees, cause alot of stress and upset. When making a complaint they failed to respond on the deadline that they set, lied about facts and made up other facts that weren't true (and couldn't spell properly). Lobster lettings are there simply to parasitically drain money from both landlord and tenant,they never answer e mails unless it is for money owed etc they say they have done electrical checks and charge the landlord when in reality they have done nothing of the sort.They are inept at marketing and have no idea even about how many bedrooms there props have! You generally get what you pay for, so I have no issue paying for good service. Fees have never increased in the 8yrs I have used them, on the contrary, I have been contacted by Lobster Lettings when a promotion came up that I was eligible for that entitled me to a small discount. Much appreciated.
