Great at getting you in, however when you come to vacate as already detailed in many other reviews this is when they let their self down. Fee's for items that clearly have been made up and the obligatory fees for the cleaning. Where do I start? From day one the service we received from Linley & Simpson was atrocious, at best. The fees (Which I assume were due to the announcement that agency fees will be banned in 2018) we astronomically high. Large fees to be paid upfront, admin fees, large deposit of £740 when the rent per month was way short and it was a small flat. They charge fees to create a contract and to renew your tenancy agreement after the 6 month period ended they charged an admin fee for that! Isn't it silly to pay an admin fee to continue living in the property? Absolute con artists.

I have used Linley Simpsons as letting agents for over 6 years and have found them to be professional, helpful and diligent. Both Steve and Peter have been available and provided me with good feedback on prospective tenants and recommendations. Very poor after service. They were very quick to take our money and find us a suitable apartment, however when checking out of the property, we were charge unfairly. On vacating the property, we spent 2 hours completely cleaning it from top to bottom - even the windows. Me and my partner moved into a rented property in Wakefield on a 6 month contract basis. As a tenant I was treated with open complacency and snobbery. The only aspect of being a customer I experienced was handing over money including for invented fees. Only interested in representing landlords because they clearly don't have to compete for the unless supply of would be tenants. Dodgy unfair contracts include resisting rolling rent and insisting on fixed terms every 6 months to charge renewal fees and restrict available housing for temporary contract workers....

Clause 2.41 of the tenancy agreement entitled "The Tenant Hereby agrees with Landlord" used by L&S appears to conflict with the instruction in the Deposit Protection Scheme whereby tenants should not be charged by the landlord or their representative for normal wear and tear. 2.41 requires cleaning of carpets by a professional after 12 months. This agency is terrible with customers service. Was reading reviews about this estate agent and many has complained about issues with the estate agent at not great at fixing your issue and just gives a damn if you have money to pay for rent, anything else is like impossible to get their attention on. Procedure

Linley and Simpson aims to provide the highest standards of service to all its customers, but to ensure that your interests are safeguarded, we offer the following:

- If you believe you have a grievance, please write in the first instance to the Branch Manager at the office where your problem originated. Managers’ names and contact details may be found on our website.

- The grievance will be acknowledged within 3 working days, investigated thoroughly in accordance with established ‘in-house’ procedures and a reply sent to the complainant within 21 days of receipt of the letter.

- If the complainant is dissatisfied with the initial outcome, he or she can appeal to the Company Directors.

- Will Linley or Nick Simpson at 56 Street Lane, Roundhay, Leeds, LS8 2ET will@linleyandsimpson.co.uk or nick@linleyandsimpson.co.uk

- If the complainant is still not satisfied, Linley and Simpson offers independent mediation between the complainant and the company via The Property Ombudsman for Lettings.
