terrible agents. did not respond to many of our issues with the house during our tenancy and then took money from us fraudlently. They asked us to pay for repainting as we had made some holes for hanging pictures which we did.. then i checked a few weeks later with the new tenants and they hadn't repainted at all.. just took our money! Me and my partner moved into a rented property in Wakefield on a 6 month contract basis. When we arrived the carpets had stains on them, the shower door was bent allowing water to flood the bathroom, and there were pain splashed all over the carpets from the redecoration before entering the property. As a tenant I was treated with open complacency and snobbery. The only aspect of being a customer I experienced was handing over money including for invented fees. Only interested in representing landlords because they clearly don't have to compete for the unless supply of would be tenants. Dodgy unfair contracts include resisting rolling rent and insisting on fixed terms every 6 months to charge renewal fees and restrict available housing for temporary contract workers....

Utterly discompassionate people. Clause 2.41 of the tenancy agreement entitled "The Tenant Hereby agrees with Landlord" used by L&S appears to conflict with the instruction in the Deposit Protection Scheme whereby tenants should not be charged by the landlord or their representative for normal wear and tear. 2.41 requires cleaning of carpets by a professional after 12 months. This agency is terrible with customers service. Was reading reviews about this estate agent and many has complained about issues with the estate agent at not great at fixing your issue and just gives a damn if you have money to pay for rent, anything else is like impossible to get their attention on. I have been arrested everyday with ridiculous amounts of email, when I return the email asking to be removed from mailing list I get another email regarding other properties. This is borderline harassment. Iv tried calling but the number on email makes a screeching noise. Terrible customer care, aggressive, harassing,disgusting. I chose Linley & Simpson to sell my property as I had previously used them as a landlord and had received reasonably good service. What a mistake. I have found the tram here very officious and unfriendly. My circumstances have changed due to a bereavement which means I no longer wish to reside in the property due to my husband dying in it. I would not recommend Linley and Simpson. They have little time for tenants and show scant regard if there are problems. They try and use technology such as texts and emails but half the time these do not work or you get bombarded with them. I would not advise ANYONE to rent through Linley and Simpson; in my opinion I have never dealt with a more unprofessional company. My advice would be to record all correspondence - phone/mail/letter (preferably put everything in writing and keep careful copies) because you will need it. As with any bed review, it is never an easy read. Sometimes mistakes are made and certain individuals have reason for complaint, despite our best efforts to rectify matters. However, I do not believe that this is one of those cases. This particular tenant does make one good & valid point though. You definitely should go over your inventory in fine detail, and we tell all our tenants the same when moving in. We spend a lot of time preparing our inventories and they are very detailed. ....

Our dealings have been extremely polite on all counts. The firm have been very well-mannered and professional and everything has happened very smoothly. There was a slight delay in getting the rubber stamp after the referencing process, but by the sounds of it, this was a one-off and didn't really inconvenience us at all. Procedure

Linley and Simpson aims to provide the highest standards of service to all its customers, but to ensure that your interests are safeguarded, we offer the following:

- If you believe you have a grievance, please write in the first instance to the Branch Manager at the office where your problem originated. Managers’ names and contact details may be found on our website.

- The grievance will be acknowledged within 3 working days, investigated thoroughly in accordance with established ‘in-house’ procedures and a reply sent to the complainant within 21 days of receipt of the letter.

- If the complainant is dissatisfied with the initial outcome, he or she can appeal to the Company Directors.

- Will Linley or Nick Simpson at 56 Street Lane, Roundhay, Leeds, LS8 2ET will@linleyandsimpson.co.uk or nick@linleyandsimpson.co.uk

- If the complainant is still not satisfied, Linley and Simpson offers independent mediation between the complainant and the company via The Property Ombudsman for Lettings.
