Very poor after service. They were very quick to take our money and find us a suitable apartment, however when checking out of the property, we were charge unfairly. Me and my partner moved into a rented property in Wakefield on a 6 month contract basis. As a tenant I was treated with open complacency and snobbery. The only aspect of being a customer I experienced was handing over money including for invented fees. Only interested in representing landlords because they clearly don't have to compete for the unless supply of would be tenants. Clause 2.41 of the tenancy agreement entitled "The Tenant Hereby agrees with Landlord" used by L&S appears to conflict with the instruction in the Deposit Protection Scheme whereby tenants should not be charged by the landlord or their representative for normal wear and tear. 2.41 requires cleaning of carpets by a professional after 12 months. Was reading reviews about this estate agent and many has complained about issues with the estate agent at not great at fixing your issue and just gives a damn if you have money to pay for rent, anything else is like impossible to get their attention on. I have been arrested everyday with ridiculous amounts of email, when I return the email asking to be removed from mailing list I get another email regarding other properties. I would not recommend Linley and Simpson. They have little time for tenants and show scant regard if there are problems. They try and use technology such as texts and emails but half the time these do not work or you get bombarded with them. I would not advise ANYONE to rent through Linley and Simpson; in my opinion I have never dealt with a more unprofessional company. My advice would be to record all correspondence - phone/mail/letter (preferably put everything in writing and keep careful copies) because you will need it. As with any bed review, it is never an easy read. Sometimes mistakes are made and certain individuals have reason for complaint, despite our best efforts to rectify matters. However, I do not believe that this is one of those cases. This particular tenant does make one good & valid point though. Our dealings have been extremely polite on all counts. The firm have been very well-mannered and professional and everything has happened very smoothly. Linley and Simpson have been fantastic so far as Letting Agents. The sign-up process for the beautiful flat that they are letting has been seamless, and the customer service that has been provided has been second to none. Lauren in particular has been extraordinarily efficient in replying to emails and providing a wealth of information. THE WORST AGENCY I have ever seen. I live in Bournemouth and arranged the viewing for two properties being Broom Mills Road and Normington House. Please have a little more responsibility for the viewings you arrange and the promises you make. I have made a completely wasted journey involving more than ‚£300 in losses, two days, 650 miles on the road and waste of time, effort and fuel due to your false and non-keeping viewing arrangements, which were \"confirmed\" two days before the date. I am very very disappointed and cannot think of the most suitable words (except abusive or foul language) to describe your services on the day.

My overall experience with Linley and Simpson in Leeds was great, I would recommend it to other people. I have been a tenant with linley & simpson for three years and have found the estate agents to be extrmely pleasent, and very helpfull if needed anything, They have always been polite to me on either the phone when ringing them, or in person when visiting the office. I will never use linley ad Simpson again as they were very unhelpful and did not respond to any of my phone calls. I rented a property of them for 6 months and within a couple of months the house became very damp and black mould was growing everywhere damaging my belongings. L&S\'s quarterly monthly inspection report of the Landlord\'s properties need to be taken with a pinch of salt or totally ignored. Weeks after the outside of my York house had been decorated by Linley\'s own recommended decorators the state of the outside decoration was marked in an inspection as being worth only 3 out of 5! Very poor service all round. They are more interested in taking money from you than making you a happy tenant. Particularly bad is their understanding of tenancy law, where they will often lay threats or try to tie you into contacts, citing poor understanding or agreements...showing a complete lack of understanding and lack of training. Rebecca Taylor is the best thing about the office. The rest of the staff in the shop are rude, they do not reply to correspondence or telephone requests, the inventory is not worth the paper it is written on and there are many misprints on this legal document which are swept under the carpet. Gemma is rude and has spoken to me like I was an idiot. Totally disgusted with way things have been handled....

As you are aware many are now pending with the landlord which we are unable to push forward until they agree to and action the points. Get gas certificate before we were due to move in, to give time for remedial work before it became an emergency. Check that the alternative source of hot water was working. Prioritise families with young children. Swiftly follow-up subsequent safety and security issues, e.g. faulty electrics and insecure front door.

Awful letting agent. For a letting agent that claims to be the number 1 in Yorkshire, on this basis the others must be truly horrific. Linley and Simpson are unprofessional, rude and unhelpful. As soon as they have taken your money, they stop caring. Please please please, if you care about your kids and care about your mental health then DO NOT let ANY properties with Linley & Simpson. They simply don\'t care about you and they NEVER get back to you, are completely RUDE beyond belief (especially the so called "staff" at the York branch). Please do not use them. Overall I had been happy with the service until the return of deposit has so far failed to arrive (11 days post agreement with landlord and counting), despite contacting linley and simpson three times regarding this which is unacceptable in my opinion. The manager didn\'t even bother to telephone to discuss the dispute, simply emailing and excusing the poor service as it was within the remit of the Tenancy Deposit scheme to return monies within 10 working days. Not impressed....

I viewed a property and agreed within 30mins I would take it, I filled out all the forms within one hour and dropped them back. I went back in a few days later as I had not heard back from them and they asked if I could pay 6months rent upfront. I said I was not happy with that but I could offer a personal guarantee but they said that would be required.
