Agent Fees

We have a really simple fee structure that is fair and transparent. For our tenant find only service we charge between 4% and 6% of the annual rent + VAT, upfront in one payment at the start of the tenancy. With Let Me Properties Premium Letting Agents in St Albans there are NO RECURRING fees if the tenant remains in the property after the first year. This is only due after the tenant moves in - so there is nothing to pay up front. Whether you are offered a fee closer to 4% or 6% depends on many factors, such as what type of property you have, how many properties you have, and how quickly we believe we will be able to rent your property. We are very happy to discuss this with you, and we always explain our reasoning and are willing to negotiate where fair to do so.

Our Premium Full Management service includes the above tenant finding FREE and includes everything else a landlord needs throughout the year to ensure that their property is well looked after and maintained. These fees range from 8% to 12% and are determined the same way as above. There are a couple of extra small costs to consider such as the gas certificate, deposit certificate, inventory, and any repairs or maintenance, however these are always very reasonable and of the highest quality and lowest price. We do not accept any back handers and pass on all savings directly to landlords, so we can often save you money on maintenance throughout the year compared to if you were self managing and especially if you were using another agent.

• The grievance will be acknowledged within 3 working days and then investigated thoroughly in accordance with established “in-house” procedures. A formal written outcome of the complaint
