Shocking. These idiots are slumlords at best, damp seeping throughout the top floors of our property, both rooms with plaster falling from the ceiling/walls. House disgustingly dirty, hasn't seen a professional clean or lick of paint in easily 10 years, ceiling peeling in bathroom which is mouldy, no shower seal which has caused a leak at some point which was plastered over, the plaster has again failed and we are now waiting for the ceiling to actually fall down, which looks only a few weeks a...

Fees for what exactly? They take a cut of the rent, for doing nothing, it's laughable we are also expected to pay "admin" fee's. Let's hope we follow Scotlands lead and cut off their gravy train. It isn't like they earn it.

Let-Leeds are awful. The property was grubby and in need of some attention when we moved in. The check-in inspection was brief and cursory and did not record existing damage such as carpet stains. On querying this we were told we only had to leave it in the same condition when we moved out. There was confusion over who was managing the property and Let-Leeds passed our deposit to the landlord without our prior knowledge, who did not place it in a deposit protection scheme. This letting company should be called Let-Down for the following reasons: -They insisted that an adult in full time employment should have a guarantor, which is unnecessary, difficult to arrange and ultimately quite galling. -They're in touch all the time when they want something (cutting the hedge, forms filling in, etc) but when we want something (such as the internet they promised in the advertisement but now say we aren't entitled to, or basic household appliances such as the hoover we've...

We had to pay about ‚£100 in admin fees, but the staff work for the landlord, they\'re definitely not on the side of the tenants so why do we have to pay to be put second?

Complaints Procedure


If you believe you have a grievance, please email us for the attention of 'The Branch Manager with reference 'FORMAL COMPLAINT' by email to complaints@let-leeds.com. We ask that you put your complaint in writing, setting out your concerns by reference to any related documents.
The grievance will be acknowledged within 3 working days and then investigated thoroughly in accordance with our complaint handling procedures. A formal written outcome of the complaint will be sent to you within 10 days of receipt of your initial letter and you will be invited to make any comments that you may have in relation to this response. If for any reason, we require longer than this timescale to fully investigate the matter, we will advise you in writing and confirm our revised response date.
If you remain dissatisfied with the result of the internal investigation, the next step is to send an email for the attention of 'The Director' with reference 'FINAL FORMAL COMPLAINT' by email to complaints@let-leeds.com. Following the conclusion of our in-house review we will write to you with a final written statement.
If you remain dissatisfied with the conclusion of the in-house review of the complaint, you can refer the matter to the Property Ombudsman. Please write to the Property Ombudsman using the address below. The Property Ombudsman, Milford House, 43-55 Milford Street, Salisbury, Wiltshire, SP1 2BP
