I also have been caught by Dawn in exactly the same way as the previous messages. Month after month she delayed paying rent with numerous excuses. As I was busy I didn't keep a good eye on it and the outstanding rent went over £3,000. I cannot believe my naivety in listening to them month after month. we have dealt with LA Lettings for about 5 years, the first 3 years were ok although we could never get any invoices from them. the last 2 years have been progressively worse. The payments stopped coming regularly and ususally after a phone call the payment would be made but towards the end of last year they were usually 3 to 4 weeks late and the promises were not fulfilled.the last payment we received was in January of this year but was actually for December as it was missed completely. I used La Lettings for over 2 years and during this time numerous payments were late, Dawn failed to let me know when the tenant gave notice on the property, when tenant vacated, there was damage to the property and a huge amount of mess to clear up. Dawn did not meet with tenant no meter readings etc were taken. I was left with a large bill to fix the property and Dawn has refused to payout initial deposit to myself to help cover some of my costs. I would never use this letting agent again....

Shocking service so far. Paid a £500 pound holding deposit for a flat to then be told 2 days before I was to move in that the landlord had pulled out. I have been trying for the last 3 weeks to get my holding deposit back. I have been phoning everyday, emailing etc but getting no response. Once again Dawn, can you tell me when you intend to return our property? Can you please inform me why the locks to the property were changed without our knowledge or consent? Will you be so kind to forward invoices for work which you claim was carried out? Finally, bank records show that the final rent payment was deposited into the account by LA Lettings on 26th Noverber. The tenant moved out on 10 January. I have been trying to contact La Lettings, Crossgates for a month via email , phone calls and text messages (Dawn\'s mobile number). All with no reply. Their office number is transferring to a voicemail box but the number is full so unable to take anymore messages ...... which prompts me to ask are they still in business?...

Update - I heard via Fife Trading Standards LA Lettings had left their office in Crossgates without notice 2 months ago ,leaving an unhappy landlord. Unhappy customers need to be vigilant as this company could appear again.....

i went with la lettings when i was looking to rent a bigger house and was very pleased with this agency and would go with them again , dawn was very helpful and if i ever had any problems it would be sorted , she was easy to talk to and always called me back straight away if i called and she was not there, i would recommend them to anyone....

I have great difficulty in believing any positive review of LA Lettings - looks like the agent is posting her own reviews instead of addressing the tsunami of complaints against her for poor attitude, incompetence, fraud and theft. Anyone ringing the mobile number she's posted on the windows of her former business premises, in response to her continued touting for trade, proceeds at their own risk.....

I have previously had two bad experiences with other local letting agents, who charged sky high fees for doing very little. LA Lettings is like a complete breath of fresh air. I used their basic service which worked perfectly, and gave me the advertising exposure I needed at a very reasonable cost. There are add-ons if you need them (professional photography, drawing up tenancy agreements, etc.) but as an experienced landlord the basic service is fine for me. As per most of the comments here this company is just shocking. Miss Mackenzie promises the world but delivers nothing. Rent for the property is never received on time and emails just simply are not answered. This company had not banked our money on time for 8months, sometimes 3 or 4 weeks after due date, we are continually overdrawn because of this and has resulted in hundred of pounds in fees from our bank. After Dawn read this review she contacted us, she made us aware that she wasn't receiving our emails.....(still trying to work out why that should make a difference to our payment), however, she informed us this would be sorted out that day... Well guess what... Three days later, still no payment, we are finishing the contract very soon and I'm guessing the final two months rent will not be paid...if payment is made, not only will I be shocked, I will make all reviewers aware of LA Lettings inte....

This particular tenancy was a tenant find only for one of our landlords who wished to manage the property themselves, so after moving the tenant in which was on the 28th of April 2011, we have had no contact with this tenant until now! The landlord received one months notice to quit in writing from the tenants so he then approached LA Lettings asking for us to do an inspection, take up to date photographs and place the property on the market again on his behalf. As in our discussion you and another Landlord (Amie Mee) have been unable to retract the comments written out of frustration from the ongoing issues with these properties. The issues have involved myself, Frontline Fife, Fife Council and various other government departments due to noise complaints etc. It has not been an easy time, however there are lovely new tenants in both properties who are looking after these homes. We are currently starting legal action against LA-Lettings for numerous reasons. I would advise anyone thinking about using them to do so at their own risk. I have my property listed with Dawn and her team for a year now , and although not everything is plain sailing or 100% satisfactory , I have found LA lettings approachable and professional, and all problems ,mostly minor, are worked out promptly. I rented by myself previously and the now hassle free ,for me , arrangement suits me fine , I have already recommend LA Lettings and would have no hesitation in doing again....

I contacted LA Lettings to deal with the renting out of my property and find suitable tenants.. After using many letting agents for this, (large high street names included), I found LA Lettings and Dawn in particular to be very good for this purpose. I initially contacted LA Lettings by e-mail Within 2 hours of sending my query regards the property I had received a phone call from Dawn and a viewing was arrange for the following day. After viewing the property and deciding to take it, I was able to do everything by e-mail, e.g sending and receiving forms and all necessary paperwork. What agent could do to change your mind?
A few points for Dawn below- Inadequate duty of care and obligations to me as a client landlord and not meeting my aims or needs- also neither treating my clinets nor myself with fairlness or integrity. You did not have an in hosue complaints procedure -this should be readily available for me and the Property You did not provide me with appropriate, regular statement of income and expenditure in fact you often forgot statements as well as renumeration some months. You failed to keep suitable records of repairs, maintenance etc carried out on behalf of the client and in fact did not ensure any air of urgency required in carrying out jobs regardless of the perfect initial presentation of the property. Finally and most damnable is your reluctance/ refusal to pay over to each relevent party any amount of the deposit deposit that is not subject to a dispute, as soon as administratively practicable!!!!

We have absolutely no interest in becoming involved in an on-line war with Ms T Granger but we have been advised by a memeber of staff who monitor this site to add our own comments. Please note: "There are always two sides to a story and somewhere in the middle you will find the truth"!! I first contacted this company on Feb 13th, to look at a property in Kinross. I explained to Dawn and Mark that this 4 bed property was for myself and husband. You can report her to the Information Commissioner for breach of the Data Protection Act. As she was never legally incorporated, you should report her personally. She's still living in the local area and is now an employee, so can easily be traced through HMRC.....who are also talking to her about trading while insolvent and other criminal offences. If she's not bankrupt, she will be soon enough, so civil proceedings for breach of contract are probably not worth the effort.....
