Please explain how you can allow two new tenants (my son and a friend) to sign all the relevant contracts etc. Pay in full upfront all the necessary charges, deposits etc. Shake hands and arrange collected of the keys on a Wednesday morning at 9.30am. When they arrived with their cars full of their belongings to collect their keys and move in they were told that "The landlord has let the apartment to someone else" the landlord had not signed the lease, why not? As a student, do not rent from them. House was dirty, there was even a slug left in the dishwasher which was broken when we moved in. gave us the wrong keys initially, they let themselves into our property without even knocking or any notice, took them 7 weeks to return our deposit. Loads more problems, would not use or recommend them....

PLEASE DON'T RENT HERE!! I cannot understand how they have positive reviews on google but I have never regretted anything more than letting with Kingstons. I felt very welcomed and confident when I went to the office and arranged for my deposit to be taken. However, once they had my custom everything changed. Honestly the worst student estate agents you could ever imagine. The staff are rude and unhelpful, the property was an absolute mess when we moved in, we were frequently harassed to clean the property even though it was constantly spotless. There was mould on the ceilings which was just painted over, the refrigerator and freezer broke at the beginning of summer and we were left 2 months without a freezer, to which we were never given compensation for the food we lost. The worst estate agents you could possibly go to!! They don't even deserve one star. Unbelievably unorganised, they don't care about their tenants, and they will passive aggressively argue with you over the phone when you question them about their own mistakes!! They try as hard as they can to not give you your deposit back and if they do it will take about 3 months to get it back! So much more to say but not enough words to fit it in this review! The agency is awful and does not even deserve one star. The are not helpful at all, the house has mould and the roof has a leak. At Kingstons we take all complaints very seriously and would have liked the opportunity to discuss the content of your review in person. We do have a complaints procedure which has not been followed correctly in this instance. Kingston residential provided me with a property, which was covered in mould (which was going to be removed when I moved in, according to Kingstons).The cleaning I was provided with when moving in was redundant and upon moving in there was a slug and insect infestation. Do not deal with this company. The property was dirty when the tenants moved in. The fire alarm was not linked and did not comply with HMO regulations, they only acknowledged this after it was reported to the housing officer. Loads of problems. Now one year on they are attempting to make deductions from the deposit and refusing to provide receipts to support these deductions. This is an absolutely awful company. Will never touch them again with a 10ft barge pole. To begin with, when picking the keys up for my home I was greeted wth the keys might work we haven't checked. Kingstons have been awful from day one. When we went to move in they hadn't cleaned the property at all, and they tried to move one person into the lounge rather than their previously designated bedroom. They were rude when sending rent reminders even though we were never, not even once, late with rent. I would highly recommend not going with Kingstons. Firstly, our house wasn't cleaned before we moved so we had to remove items left behind by the previous tenants and we had a huge back log of bin bags left by them too which eventually resulted in a mouse in our kitchen. We phoned Kingstons to sort this and when someone was sent out, to our dismay they had scattered mouse poison all across our kitchen counters. Paid the Deposit on behalf of my Student Son and his Girlfriend and after a whole year since they moved out have given up on getting the DPS Deposit back.The accounts department have in my opinion contrived a way to \'Retain\' the money and that\'s it. Son\'s deposit due to be refunded a year ago but missing a surrender of Tenancy Form which they only tell me now 1 year later was required. Well I don\'t keep those at home but Kingstons do,however they won\'t tell you.

Genuinely awful. They will try to screw you over at every opportunity. We were charged £240 for cleaning despite it being cleaner then when we arrived. Getting the bond back was a torturous affair with them not replying to emails, general lack of communication etc. The house didn\'t meet fire regulations when we moved in and took weeks to get fixed.
