I have checked all of our correspondence on your file and can see that all the maintenance issues your reported to us were dealt with promptly the only delay was the landlords approval which is always required. The service is average to low. When we arrived at the flat for the first time it was dirty and we didn't have a second fob (it took them more than a month to replace it). The landlord was sent a letter from an authority over some undue payments on the flat and the agency said, it was ok. But it is clear this could affect our permanency in the flat. The agency has a 24 hour maintenance service (which mainly means that they will answer a call 24/7) but it doesn't solve the issues you may have, ...

Just finished my tenancy via this agent. Generally acceptable service throughout, nothing above average though. Margaret from maintenance was the most helpful. Rating 1 star because my opinion of them dropped massively after being charged (amongst other things) £90 from my deposit for replacing the bath sealant, and being told they are using an £18 tube of silicone as they don't use substandard products. Called the office to have repair work done in the bathroom. Dave Lockwood arrived at the premises within 30 minutes and found the problem. Back early the next morning and started repair on the toilet area. Whole job was completed in 2 days - very well and very tidy. Excellent work - would recommend David to everyone....

Rang Olivia today after we got home to discover a leaking tap and a huge puddle (nightmare!) - she rang back within five minutes, and 15 minutes later a knock on the door and a lovely man had come to fix the sink! Completely saved the day, and the kitchen! Couldn't have asked for better service....

Complaints Handling Procedures
1.     Any complaints to be dealt with under this procedure should be in writing.
 
2.      The Office Manager or Director of the company is responsible for the particular branch will initially deal with the complaint.
  
3.      Your complaint will be acknowledged within 3 working days of receiving the initial complaint.
 
4.      You complaint will then be fully investigated and a detailed written response will be made.
 
5.      If you are not satisfied with the outcome of our initial investigation, your complaint will be reviewed by a Julie Twist the Managing Director either by e mail to Julie@julietwist.com or by post to 237-239 Deansgate, Manchester M3 4EN and a detailed response will be made including our final view point.
 
6.      In the event that the final view point still fails to satisfy your complaint, you have the option to refer the matter to the Ombudsman for Estate Agents within 6 months of the final viewpoint letter.  The Property Ombudsman, Beckett House, 4 Bridge StreetSalisbury,Wiltshire SP1 2LX.  Tel: 01722 333306   Fax: 01722 332296.
