We used JSM (now Leaders) to manage 2 of our properties in Norwich. The Property Manager seemed to change every time we dealt with them, consequently the Inspections were not conducted properly. They failed to notice that there were pets in one property, and the second stank of cigarette smoke. The Inspection reports failed to note either of these things. The lease on this property recently ended. JSM were quite unhelpful on numerous occasions during the tenancy. Requests for landlord maintenance were met with resistance or inaction, check out and return of our Security Deposit turned into a frustrating and drawn out affair and generally they were perceived as unhelpful. I rented a flat for 18 months, and moved out a few weeks ago. Durning the tenancy JSM were actually ok, handling a few maintenance issues efficiently. The only real annoyance were the outrageous fees every six months (around £90). Plus check-in fee, check-out fee, etc... For a start you could abide by the tenancy contract. Trying to charge cleaning fees for minor things is disgusting, and in breach of contract. Sort your staff out - one member told me check-out was free, another said ‚£100 yet I only paid ‚£60???

Last year I rented a flat through JSM for about 4 months. When I moved in the flat was for sale as a buy-to-let property and they explained to me in an easy way, without being insulting (as it was the first time I rented). £65 is excessive as a check in fee (see a review below) but this is part and parcel of renting - they are all as bad as each other. I have just used JSM for my new let and found them very good especially my contact Rosie Howard. She was very attentive and helped in all aspects of any problems I encountered, from the viewing through to getting my keys and my final move in. the only downside was when Rosie was off ill nothing seemed to be done and this did hold things up slightly but in the end it got sorted. I would consider using JSM if: - i) They abolished contractually enforcing the tenant to insure the fixtures and fittings. Also Personal contents insurance should be advised by the letting agent NOT insisted as part of the letting agreement. ii) They abolished the rolling 6 month or 12 month contract and replace it with an initial 6 month fixed term contract followed by a 1 month rolling contract. iii) Abolish the renewal fee as I find it hard to accept it costs ‚£70 +VAT to type my name in a document, change the date and print it out. iv) And finally, after reading some of the reviews here, for JSM to train up all their staff to provide the excellent service that a few of them are already providing

The worst letting agents I have ever rented through. I originally rented a house through Bush Management and had no problems whatsoever. Then the worst thing happened. JSM bought them out. They could have been honest from the start to tell us all the hidden fees, they could have been more flexible with times, they could have been friendlier over the phone and seen us face to face, and after complaining, we have been told that the fees are non refundable which I am extremely angry about.
