Appalling service, I have been constantly on the phone to them and nothing is done. They put the fees up and the service has gone downhill. High staff turnover and when you call to speak to the block mananger 90% of the time that are on holiday or off sick..... and don't return your call....

I genuinely don't know what this company offers the people who, like myself, are somehow bound to pay their (increasing) monthly management fee despite owning the property freehold, yet there is absolutely nothing they do for me. I completely agree. We have had a terrible service from John Mortimer's to date with lots of evidence of their poor service thanks to their emails and inability to return phone calls. We are writing a complaint and would not recommend anyone use them. I am a Director for our block given that they were ripping us off constantly, someone had to watch them. I strongly advise to not enlist John Mortimer to manage your property. The service is appalling and communication in particular is shocking. They do not reply to emails or deal with matters in a reasonable or fair manner. I have had water leaks for over 6 years which have still not been dealt with. Disgusting service! Avoid at all costs....

On our estate, Friars Mead in Addlestone there are several home owners at our wits end with John Mortimer. They charge us for gardening services that they do not deliver, in fact they actually cost us more in garden maintenance because several of us have had to go and buy gardening tools to clear up messes they have made. The reviewer's experience actually mirrors my experience of John Mortimer Estates over the last year. Looking at your rating on here and reviews on other sites, it's a relatively common theme, especially for residents of Friars Mead. There was a gas leak in the morning, I informed the contact before I left for work. I was then disturbed at work when the engineer wanted to let him in (after I had explained I would be at work). Once again no address, however we have been able to trace this issue and it was a gas hob left on in a flat. While the writer may complain about the inconvenience of being asked to give access to the gas contractor, the only way to find the source of the leak is to gain access to each flat. Once the gas leak was discovered the alarm would continue until the gas had been disbursed.. this takes time and is a matter of health and safety. ...

Earlier this week the contractors attended the badger run, and this morning we had a sign erected at the turn around. It was very well sited and has already made a difference to the traffic problems we had by prohibiting the parking in this area. I have also to thank the staff for all their positive actions which has stood out in comparison to previous management companies. I would like to thank the staff at John Mortimer's for their help in completing the task of the cavity wall insulation. A special thanks to Steve for his liaison with the tenants in arranging the internal redecorations and access to the balconies through the flats. Some of the tenants who are renting were not that helpful in allowing access, but Steve convinced then which made the decorator's job a lot easier and saved the block money in the service charges....

I would like to thank Kim for his work in resolving outstanding issues left over from the previous managing agents. In particular the removal of the asbestos which was supposed to have been done on inspection was not completed although a certificate had been given. Kim was very good in negotiating a settlement as well as finishing the work, so that further repairs and improvements could be done after the asbestos removal. Frankly without Kim and his team, I don't know what we would have done....

I agree with the surveyors report, problem was condensation. Condensation was caused by 3 leaks in the roof which was because John Mortimer neglected to maintain and repair the roof correctly over many years. John Mortimer fixed the 3 leaks which is admitting liability. Now they are trying to negate liability even though they have already made repairs and the evidence is starring them in the face. I echo most of the negative comments re estate mgt left here. They manage my block of flats and have hardly done anything to repair things- there are loose tiles, lights not working plus they charge for window cleaning but I have never even seen them clean them. from day one the agent could have done everything better and tried to help their tennants. Maybe start to clean properties before allowing a tennant to move in, Better communication and telephone manners, have more than one member of staff trained to deal with certain things, be fair during checks and not have a one mind approach. respect all customers.

This certainly not the case, first of all the branch above (57 London Street) is for Lettings which we sold in January and is not a branch we used for block management. Second there is no mention of a block here or anything specific, so frankly I consider this comment as mischievous. They have found good tenants quickly and their ongoing management is good with maintenance issues dealt with promptly. They have been very responsive and are equally happy communicating over email or the phone. My tenants also seem to be very happy with them. This firm must be the worst \'Block Management\' company on the planet. They take their fee and provide zero service. The estate has degenerated to the level where it may not now be possible to recover it. They are totally incapable when it comes to planning or budgeting for or managing routine maintenance. This particular block is built on a very exposed hill with terraced balconies. The problem here is that the leak was under the floor tiles of the balcony and part of the demised property of this persons neighbour, who did not want to take responsibility for the leak and the costs. Our customers are now aware of the availability of this site, and are willingly posting their own legitimate comments thus enabling a fair and balanced view point. Absolutely nothing. This is not just a mishap on their behalf, it is the way they run their business - in a completely dishonest way. You can not do business with dishonest people, you just hope to be able to cut your losses and get away from them.

Unbelievable - I wouldn't mind speaking to you as I find myself in a similar position. I am dealt with disdainfully by the MD himself, and his attitude to customer service must percolate down the organisation. I've tried to come to some agreement with them, but they're basically refusing to speak to me. Unfortunately I too have had dealings with this company and have found their tactics bullying, threatening and totally unprofessional, even down to simple spelling mistakes in correspondence with them and spelling my name wrongly. Their check out invoices are exhorbitant and unrealistic and their threats of legal action are over the top. what rubbish you talk, whats the point in using an independent inventory agent when you the agent add further things after the report has been issued, my solicitor even said this was wrong. So how is that fair and whats the purpose of the exercise anyway when you end up doing as you like - moving the goalpost for your own convenience...what an agent... ...

Provided the service they were contracted to provide. Responded to emails and calls. Made fewer errors. Admitted there was any issue with their (pitiful) service and apologised. Not sent threatening letters about taking us to court and sending the debt collectors after us.

I've never had an Agent chase for unpaid arrears or service charges. I've always paid on time, god knows why, or what for. JM are genuinely atrocious at property management. They just don't respond in a timely manner, there is no process, no respect for property or their clients, just a willingness to take the money and run. We recently moved out of a property managed by JM Lettings and had a dispute with the Landlord over the return of the deposit. Managed their communication more effectively. Taken an independent standpoint in order to negotiate a settlement. Been less reactionary to emails. They seemed to take comments personally but as the Landlord was being cc'ed in on communications I presumed this was for their benefit and to give the impression they were working for their fees

As experienced owners of a number of properties we concluded that their staff do not understand even the most basic and fundamental principles of Property Management. They make the most basic errors. We would give John Mortimer Property Management a ZERO for Customer Service / Relations. John Mortimer manage the block in which I owned a flat which I have recently sold. Part of the reason for selling was the rate at which the building deteriorated under their management. They don't live up to their promises and they will do anything to keep a contract - very underhand. My advice is to avoid at all costs!...

Agent undertakes repairs and projects having first received instructions from the director's of the block. They have no jurisdiction to undertake works without the permission and agreement of the residents committee. In some cases there are insufficient funds in the reserve account and often works are on hold until there is sufficient in ther reserve account for a larger and important repair, ie perhaps a new roof. ...

These people are totally incompetent. They do not speak to each other, let alone their clients. They accused us of not paying their bills weeks after the payment had cleared their bank. To add insult to injury, they set a debt collection agency onto us (even though we owe them nothing!!) and even wrote to our mortgage company telling them that we had defaulted on our payment! They refuse to acknowledge e-mails, letters or phone calls. What a shower!! Avoid avoid avoid!!...

We were happy to find them but with time it changed. Now we are very disappointed and upset. We fulfilled everything what they requested (6 month payment in advance!) gave all paperwork, reference and money to them on time. John Mortimer Prop Mgt ltd, are not at liberty to undertake works on properites under management without the landlords permission to do so. The tenant could easily have brought this to the attention of a senior manager and their complaint would have been investigated and a comprehensive response compiled. I was let down by another agent so really desperate to find a flat, the staff made me very welcome, were friendly and efficient. They listened, made no drama's, found me a great place near my work, under budget and even met the tight deadline. I would highly recommend this company....

This company tries to put stuff from the check in inventory onto the checkout inventory and then deduct it from your deposit. They also invoice for work that was never completed and if you have any maintenance issues, they charge you for the repairs too, when it's THEIR responsibility. AVOID AVOID AVOID....

John Mortimer Property Mgt Ltd use the services of INDEPENDENT Inventory Clerks that are AIIC or APIP registered. The inventory clerk compiles the check out assessment and NOT the Agent.
