Rented for 3 years through John Dean and they were generally very professional throughout. Thankfully had few problems with the flat so didn't have to contact them that much. Gave us flexibility when our house purchase took longer than expected so we were able to extend our lease temporarily which really helped us out. No issues with return of deposit....

Where to start . This estate agents is the worst estate agent I have ever had to deal with. Vicki phelan is by far the rudest women I have met. STAY AWAY FROM THIS AGENCY! I have paid 1 week deposit to Eugen Reynolds and he insisted CASH ONLY for which there was NOT INVOICE ISSUED. The money were not receded in the company and no adequate invoice was provided to me. I do believe that this does not accord with the MONEY LAUNDERING REGULATION in UK and for this reason I will contact inlaid revenue. You were provided with our Information for Tenants sheets clearly showing receipt of the one week's rent and two referencing fees you paid on the 24th June 2015. You supplied the referencing agency with your information and they responded to the effect that the income to rent ratio was insufficient and on this basis our client rejected your application. Prior to the end of tenancy we received a letter from the agency detailing instructions regarding the vacating procedure. A cheque to the value of GBP 100 (plus VAT) was requested to be provided to contribute towards the end of tenancy carpet cleaning. This fee was not advertised prior to that and it was not clear why was this requested separately to the arrangements for a professional cleaning of the entire apartment. In our case there were no carpets in the flat, so the fee did not apply either way. The same letter mentioned that there is a fee of GBP 30 (plus VAT) for obtaining a reference from the Landlord. These fees in themselves do not seem unreasonable, but it would be very helpful to be able to see a full list of all mandatory and optional fees at the beginning of the tenancy.

You had completed three months of a one year fixed term tenancy when you decided you wished to leave to go to live with a friend. The basis of releasing you from your obligations was explained i.e. you were to pay your landlords reletting fees and you would be free to leave as soon as we had entered into a new fixed term tenancy with another suitable replacement tenant which you agreed. I rented a studio flat through John Dean and was pleased with their prompt service. Vicki in particular was extremely efficient which was very much appreciated. Emails were responded to very quickly, inventory check out was no problem and deposit returned promptly. I'd have no hesitation in using this agency again or recommending it to others....

I've been a tenant in a property managed by John Dean for 3 years and they are by far and away the most efficient, honest and straight forward that i've dealt with in over 10 years of renting in London. Any issue we had was dealt with very quickly, even out of hours, including a flood and a break-in. So annoyed and frustrated with this agency, I've never had so much problems in a space of one year! Firstly, my contact address is spelt completely wrong, secondly, after reviewing their inventory report and stated that the freezer wasn't working, all Vicki could say was that she would note the issue. Could have made all fees perfectly clear. Could have had more urgency in fixing issues with tenants and with maintenance with the building, because I am angry that I\'m paying between ‚£480-‚£600 pm (I pay weekly) and the agency is being really awful about everything.

I wasn\'t happy with the agents fee as it wasn\'t really that transparent. I did pay 3 months rent plus deposit on top of this so I paid a total of nearly ‚£2,000 JUST FOR A BEDSIT. If it wasn\'t for the fact that I was in a hurry to leave my last property I wouldn\'t ever have done that.

This is the worst managing agent I have ever dealt with. John Dean is rude and comes across as extremely arrogant. Whether this agency complies with The Property Ombudsman Code of Conduct is questionable and further investigation of its conduct would be prudent. I would not recommend this outfit to anyone....

Seems rather fishy that John dean have received uniformly terrible reviews singling out Vicki Phelan as being the rudest woman that many reviewers have met, then all of a sudden from a particular date John Dean seem to have improved their service by 10,000% and get uniformly 5* reviews singling out Vicki Phelan for particular praise. I have retained John Dean & Co as letting agent for five years. Over that time I have found them to be reliable, open and straightforward, and have not had cause to question their professionalism. Upon moving out, they requested that my deposit be reimbursed by the tenants moving in. They refused to carry out a check of the property, and instead asked the new tenants to refund what they felt was appropriate from my deposit. When we have only one of a group leave a property who is replaced with another we ask the outgoing tenant, ingoing tenant and remainder of existing tenants to mutually agree the condition of the property and make any deduction they consider appropriate in respect of cleaning etc from the outgoing tenants deposit. The group could have had an inventory check carried out to assist in their decision if they wished so to do.....

Avoid. Vicki Phelan is offensive, unprofessional, rude and a thief. The whole deposit was taken despite our cleaning, and normal wear and tear does not exist to her, despite british law stating otherwise. The agency is a disgrace, failing to provide a breakdown of costs and is exactly as the other reviews have stated. Do not enter into any form of contract with them....

I should like to call at the flat sometime this afternoon or tomorrow afternoon to inspect. Can I assume this is acceptable with pass keys unless I hear back to the contrary. This agent, and the woman mentioned in a number of the other posts, is an absolute joke. I've never encountered such a rude person, ridiculous when you bear in mind it is a customer facing job. I loved the flat and so persisted with the tenancy, but was seeking legal advice on the way the letting was handled.
