The service I have received from IMS Leaders as a Landlord is shocking, so bad that I have made a complaint to The Property Ombudsman. They don't answer emails properly, or return your phone calls. Plus I am still awaiting deductions from the deposit a month after the legal time frame to doing so. They are fantastic in finding a property and moving you in, but when it comes to getting your deposit back there is no hope!... We arranged for a viewing and a time for the property a week in advance. We informed the agent that we would be travelling over from Lincoln to do the viewing. No change in our schedule and we arrived in Derby 1 hr before viewing. Contacted the agents office and the girl handling the telephone, how she managed to get the hand set round the right way is any ones guess. These guys wont give you your deposit back after you finish your contract with them , they will find a way to charge you for anything. They use MADE UP INVOICES for everything they charge ! I WONT USE THEM AGAIN....

We have been with ims for 3 years. In that time they have taken no notice of any repairs or issues we have reported, they have not done vital checks that they are by law supposed to complete, it wasn't until a year after we moved in that we discovered the 1 fire alarm we had didn't have batteries in it. They have been unhelpful in communication with the landlord, so bad that they actually completed an illegal inspection whilst we were out of the property. I would not recommend ims to anyone look...

Am in shock that IMS are refusing to return our deposit. They are cheating us and are saying that the property was dirty when it clearly was clean. There was pictures given to the landlord every 3 months of the property to show that it was clean. They are quoting as for re-docorating considering when we moved the heaters were so old the firebrigade had to come. During the application process the Long Eaton office refused to send me a receipt for the application monies but demanded more unsubstantiated payments over the phone. (I put this down as one individual but this is not the case). Treat tenants with respect. Take some customer service training. Honesty and ethics should be drawn upon a lot more. Stop looking down on people. Don't patronise. Oh and tweeting about landlords and tenants you don't like isn't very nice, or smart...

Absolutely appalling agency. As soon as they hand the keys over, they lose interest in the tennant. You are treated as an inconvienance if you have any questions and some staff are downright rude. Forget about getting your deposit back as well - they fight tooth and nail to take as much money from you as possible. Staff should undertake customer service training especially those answering the phones. IMS need to be fair with deposits and and improve communicate with tenants.

IMS overcharge for a \'inventory\' fee which i have never paid for any other agency. They conduct an inventory anyway - why do tenants have to pay for this?

Been warm and welcoming when showing someone around a property instead of tutting sighing and tapping fingernails. Treat each application on it\'s own merit instead of treating applicants like a comodity.

This lady is horrible to day the least. There were some good employees but she is the final inspector. She is trying really hard to rob my deposit money. She cheats to the extent that she quoted me for a brand new gas fire installation saying that coals are broken!!! and trying to get whole carpet cleaning cost by showing a small patch. I am a landlord and have to say that my dealings with IMS have been terrible. My tenants moved out in September and there was damage to the property which they duly collect the money from the tenants. However it took them over a month to find a contractor and cleaner to do the work and then the contractor attempted the work, was of very poor and sub standard work. IMS need to keep their promises and employ good contractors who can do a competent job. Also to Manage how contractors are used such as painter and decorator completes their work before a cleaner goes in. And if there are issues to inform the landlord immediately rather then giving them the runaround.

Wow, where to start. I'm a landlord who's also happening to be renting right now. Shocking! Employment references went to my landlord. Tenant refs to my employer. Property turned out to be a) furnished not unfurnished b) £1300 pcm not £1250 as advertised and c) shared access, which no -one seemed to know anything about. Difficult to know where to start. Firstly, the tenants who moved on to my property were not properly vetted. Secondly, to say the inventory list was written by a child would be doing the child an injustice. Missing numerous pieces of furniture and fittings, wrong makes of oven/fridge freezer etc. No checks were ever completed during their stay. I have used IMS Lettings for a number of years now to let out my property. They have been nothing, but helpful even when my tenant refused to pay their last months rent. This was naturally a very stressful time, but they were very up front and honest with me and made me aware of my rights as a landlord.
