Worst agency by far, STAY AWAY! They are just impossible to deal with, very very very dodgy people!!! Exeptionally rude (you'd think they get trained for that or don't hire agents with good manners), worst system of operation, as other people have reported here, not efficient at all and don't respond at all on basic requirements from lodgers (such as lights, broken washing machine, damps, humidity and smells all around the house). The service I received from Hudson Moody Wass both as a landlord and in trying to sell my house was appalling. They failed to keep me udpated about the condition of my house, failed to undertake necessary repairs, failed to respond to the tenants requests, and used sub-standard contractors whose work was not checked. Act professionally, don\'t give excuses, reply to emails and phonecalls in a timely fashion, carry out what you\'ve been paid to do.

We paid our rent on time each month for over 3 years and now that we have moved out they are claiming we paid late a number of times and saying we owe them in the region of 400 pounds charging 25 pounds + VAT for letters that were not sent, even checking my bank records and proving that the rent was paid on time. I am appalled with the service I have received from Hudson Moody Wass. The flat I moved in to was not cleaned, there were bin bags left on the balcony, broken furnitures in the rooms and most of the light fittings left hanging from the ceiling. Having reported this we had to wait a week for cleaners to come, and a few more days for the electricians to come and sort the light fittings. I have been 18 months with this agency and it is the best one I have dealt with, so far. Everyone has always been polite and helpful from the very beginning. All the repairs have been sorted immediately, regardless their urgency. Also logging issues through the website is a very clever idea as you don\'t have to wait for opening hours or keep ringing, what saves you time and money. I would highly recommend Hudson Moody Wass to everyone....

I have been a tenant through this agent for nearly two years. They offer an excellent service and if there is ever a problem it is fixed within 24 hours if not on the day. The staff are always friendly and helpful...

Can\'t be trusted. I went to a viewing on an apartment who was supposed to be available from the 13th of September. But when I arrived at the viewing I was told that I could not move in before the 17th of September. He said they had to make sure that the apartment was clean an that all electronics was working before I moved in. I therefor had to live four extra nights in a hotel. Hudson Moody Wass are a terrible letting agent. They are slow to respond to repeated issues with a property and have no issues in lying to you. The owner of the company is unprofessional and egotistical. He shows little feeling towards his tenants. Avoid....

Absolutely the worst letting agents - ever! Totally unresponsive to complaints and legitimate requests. Do not follow up on standard repairs that need to be done. Kristian in particular is arrogant, rude and quite incompentent at his job. If you want to let a flat DO NOT work with this company....

At the time of first moving in, Hudson Moody Wass let the previous tenant stay longer than agreed which caused me to have no where to go with all of my belongings. I had to store everything, re arrange my moving truck, and stay in a hotel for 2 days. They claimed this was \'not their fault\'. The damages that were supposed to be fixed at the time of moving in (July 2012) are still not fixed to this day (now March 2013). I'm sorry you feel this way. We recognised the inconvenience you were put to regarding a late moving in date, which was down to the previous tenants, however we not only paid for your hotel but stored all your belonging at our office and them moved them all into the apartment.....

I have used Hudson Moody Wass for over 8 years and have always found them to be first class, they look after 8 properties for me and I have never had a gap in lettings of more the a couple of weeks, if tenants ever have problems they are dealt efficiently and without fuss. Would not hesitate to recommend them....

Just moved out after 6 months the questionnaire they sent me to fill in prompted me to do this. They were great agents and have only moved out as in moving to Manchester. I have rented through 2 other agents in Leeds and these guys wer by far the best. Always dealt with issues , kept me informed and didn\'t hold onto my deposit when I left ( I did clean the flat from top to bottom though!)...

During my time living in the property i came to realise that Hudson Moody couldn\'t care less about the state that my house mate and I were living in. What agent could do to change your mind?
Treat your tenants with far more respect and actually try to deal with problems in your properties rather than brushing them under the carpet. We were treated like idiots and felt completely taken advantage of.... shelling out ‚£325 per month EACH for a place that didn\'t even have working showers for the last 4 months. Disgraceful.

Worst Company I have ever dealt with, my partner and I rented a property through them and at the end of the tenancy they denied us over 80% of our full deposit return for various reasons, we tried to dispute their claims but were met with a barrage of lies and general arrogance. They will charge you a fee for every letter they have to send out and will sometimes send two or three letters within a day of each other to increase the fees they can charge.
