Very poor service when the came time to move out of the property, very very reluctant to release deposit. They use a third party to do the inspections and the list of defects signed by the tenant on the moving out day is non reflective of what the third party reports to the letting agent which causes issues and deductions from the deposit which you are unable to dispute....

I have used this agent for several tenant finds and unfortunately have found that over time their service has deteriorated from reasonable to appalling. As a landlord I need an agent to provide: A good tenant that has been fully referenced BEFORE installation which should be done with my knowledge and consent. A fair and complete contract. What agent could do to change your mind?
The agent could: Ask landlords to confirm a convenient installation date. Provide a contract which matches the needs of the landlord. provide a complete, up to date and useable inventory which reflects the condition of the proeprty on installation. Place deposits in schemes in a timely manner. Give readings to utilities in a timely manner. Provide a professional and good service. Deal with issues professionally and timely.
Comment on agent fees
The fees were in line with other agencies providing the same service. It was the service that was poor.

The Howland Jones team were excellent in selecting the prefect tenants for 2 of my properties. I have had rent every month and reports on inspections. I don\'t worry about when the gas safety checks are due as they have always been done on time. We are just finishing another property for Howland Jones to market for us in the next few weeks. The team all work well together and are always helpful....

Rebecca from Howland Jones was the first person we came into contact with when moving into our new neighbourhood. She went out of her way to accommodate us and arranged viewings of properties at times that were suitable to us, being very understanding of the distance we had to travel. My family rented a property through Howland Jones which could have seriously injured or even worse killed us , (Similar faults were found at the property they managed next door too). They had not checked any of the Landlords paperwork and some 4 years after renting the property we discovered that: The property was electrically unsafe. What agent could do to change your mind?
Let property in line with the law. A property must be safe and not in a state of serious disrepair the start or during a tenancy. It was not and we were allowed to live with significant dangerous faults for over four years. It would have taken them less than an hour to check safety certificates. They still deny they have done anything wrong. They also lied to the couple next door and told them they had to inspect the wood burning stove as a matter of routine. In four years they never check ours or anything else relating to the safe operation of the house!!!

The only action Rebecca Howland should be taking is to apologies to my wife and I and make good for her mistakes. She should have asked and checked the landlords paperwork. If he could not provide it then she should have insisted he did prior to letting the property. We have all the evidence we need, the internal emails and indeed the electricians invoice and report and the stove engineer's email which clearly states the installation of the wood burning stove was a 'DIY job'. We have rented the property through h.j for just over a year and they have been completely useless from the beginning. (we have now gone elsewhere because of them). We are now struggling to get our bond back as there is no communication between the staff. We do not check this site on a regular basis. Usual correspondence is via email or letter, which is always acknowledged within 24 working hours, and responded to within 48 working hours. As detailed previously, We would be very happy to discuss the matter further to try and resolve any outstanding concerns.....
