After buying my first rental property I was clueless as to what was required. I contacted Homelets who had been recommended to me and I couldn't be happier. They were very informative and handled everything to get the house ready to rent and within less than two weeks the house was prepared and rented. Avoid at all costs - This agency was happy to take deposits, agency fees, holding fees and reference applications before increasing the price of the property by £100pcm and demanding that we agree to the higher rent or lose the property. I have been renting a 1 bed flat with HomeLets of Bath for 2 years, 10 months and I would recommend anyone to be a tenant with HomeLets. HomeLets of Bath staff have been absolutely wonderful in dealing with a difficult Landlady, The Landlady who was intrusive and unreasonable at all times, The staff have assisted me in getting the problems resolved fairly and ensuring that I was not unfairly labelled . Homelets of Bath have been a complete and utter nightmare. The staff are rude, unfriendly and lazy. When we came to them with any problem I very much doubt they listened to a word we were saying, there was a problem with the boiler in the property where there was a lose connection where the upstairs heating came on with the hot water. What agent could do to change your mind?
Given more help, and actually replied to all the questions posed in emails. We often felt ignored, and didn\'t feel the agent even actually read through our emails properly. We felt agents looked down on us because we\'re students - which is very unfair. Just because we\'re young people that does not mean we should be treated as children or any less. We pay administration fees like anyone else and therefore should get the same help anyone else would receive.

We rented from Homelets for two years. They were very helpful finding the property, but as soon as we had signed the contract became rude and obstructive. On two occasions it took two weeks to get the boiler repaired, they would allow workmen, estate agents and prospective buyers in without even trying to give us the notice stated in their contract and when we left tried to find excuses to keep as much of the deposit as possible. This agent took on my property as a student let. The started off very professional and managed to get me a "caretaker" tenant who would reside in the property until they found a suitable group of students. Homelets have been letting my flat for nearly 20 years as I live abroad. During that time the property has been empty for only 5 days, for redecoration between tenants. Company committed a multitude of sins during our tenancy: 1. When we moved in to the flat, it was absolutely filthy. What agent could do to change your mind?
Stuck to the law and common courtesies that keep society from crumbling/violence from erupting. To have even a modicum of sensitivity for others. Maybe actually listening to tenants when they complain, or doing the work in the first place so that they don\'t have to complain, and can continue to be model tenants.

HomeLets of Bath\'s business model is to take as much of your deposit as they possibly can. They will do this through cleaning charges for properties that were left in a better state than when tenancies began and charges for items that were already dilapidated. Avoid like the plague....

I saw the flat to rent for £350pm and thought it was good value intially. But it was really damp and dark. There was a shared house above the flat so it was really noisy a lot of the time. I hated living there for the 8 months I was there and was depressed. I asked the agent to make it damp proof but no help was offered with it. We rented with them last year. Rude, horrible staff, sometimes difficult to get hold of. They seem like a bunch of people who want to sit in their office all day and do nothing. However, with viewing appointments they\'d become super active and not even give the usual 24 hours\' notice! This company were obstructive, difficult to get hold of, slow to respond and took an age to complete repairs and generally unhelpful for the duration that I rented a property through them. I had to frequently highlight problems to them before anything was done. Complaints Procedure

HomeLets take customer satisfaction very seriously, and we always aim to provide our clients with the highest standards of service. To this end, we are members of The Property Ombudsman (TPO) for Residential Letting Agents. We appreciate that sometimes certain issues must be addressed; therefore, to ensure your interests are safeguarded, we observe the following procedures which provide for any matter to be dealt with internally and with the upmost care and attention.

Step 1
Initially, you will be requested to direct all correspondence to Amanda Cooper - Office Manager. Your issue will firstly be acknowledged, in writing, within 3 (three) working days. The facts as reported will be thoroughly investigated, and where appropriate, the TPO may be consulted as an impartial third party. A formal written response will then be issued within 15 (fifteen) working days.

Step 2
If you find that there are still matters outstanding, and you require further assistance with any issues raised, then we would request that you please contact; Catharine James - Finance Manager, in order to have your concerns reviewed. A formal written response will then be issued within 15 (fifteen) working days.

Step 3
If at the results of this juncture, you find that there are still outstanding issues, then you have the opportunity to refer your matter on to the TPO directly, within 6 (six) months from receipt of our final view on the matter. Please visit www.tpos.co.uk for further details and guidance.
