Hi there! I remember when I moved in there was no heating also the power shower was broken.I fixed the bathroom door because there was none. So basically they rented out a property which was unoccupiable for over a week,but the worst is that they deduct 100 Pounds because I left the garden exactly in the same condition when I moved in six months ago....

We were only given two weeks notice that the property wouldn't be ready on the expected move date but we managed to extend our current flat slightly. However the move date has been extended again, this time with a week and a half notice, leaving us homeless and having to put items in storage and sleep on a friend's floor. They are slow replying to emails and their opening hours are impossible if you have a full time job....

The fees on their website are a lie. It says £200 on their website but we were charged a £400 letting fee as this was a "special building". I assume they have many "special" buildings and the website fees are just to lure you in.

I am the owner of Grove House. Harper Brooks did a very poor job of managing it for me. It took them two months to reply an email and they don't pick up their phones. And they wanted to cancel the agreement. I was so annoyed and then I wanted to manage the property myself. Ha, they behaved that they own my property, it took me three months in total to gain control back my own property. Whether you are tenants or landlords, avoid this company!!!! ...

Harper Brooks were extremely average estate agents up until recently. I can now confirm they are the worst estate agents I have ever had the displeasure of dealing with. Harper Brooks have been witholding rent payments now for over six months on two units of accommodation. They are not answering the phone or emails. Thanks for this observation Phil as it matches my experience with Harper Brooks exactly. They stopped payments of my student 'pod' and are not answering the phone or emails. Instead - (please let me know if they are doing the same to you), they are insisting that I sign a new contract that offers only half the yield they guaranteed me at the start! How can they do this? Clearly there are many of us in the same situation regarding payment for Kentish House! I have just read through our management agreement which is a contract between us and HB, not the developer. It said if they are late, they should be paying us interest at 4% above bank rate when over 14 days late. They should not be charging us for ground rent They are obliged to provide the guaranteed assured rent for the period of 5 years (in my case). This is the worst management company I've ever worked with. They have a clear contractual obligation to pay assured rental, but are not paying, are keeping all of the rent paid by my tenants to cover their operating costs, and are blaming the developer (even though my contract is with Harper Brooks). We have just received a communication from Harper Brooks saying that a bond will be paid to investors in the Canterbury development on 6 July and that, in future we will only get the actual rental for our unit (less costs) . The company says it will not respond to any communications on this issue for 14 days from date of the letter so we have the prospect of no more information from them before the (modest) bond payment is paid over. I completed my purchase for my property last month, it wasn't completely smooth...there was a lot of back and fourth with solicitors. Delays, miscommunication... Really stressful! However throughout my property purchase Rebekah really was my rock, always very reassuring when I was about to lose my head. In fact I'd say she was easier to communicate with than my own solicitor. I am sure without her i'd have gone grey. So very many thanks to Rebekah....

Friday I completed on purchase of property was told to pick up keys from Mick they use in Burnley on Sat 1pm the next day. The solicitor said there appeared to be two keys and that the estate agent had one. Mick cancelled on Sat as I was driving to Burnley. Find out that Mick doesn't have the key and I can't get into my house. So angry as this is a breach of contract....

In efficient - the art of communication with a client is virtually nil with these people - then at the last minute they stitch you up. When you finally get through to them you get no sensible answers Overall i didnt have an enjoyable experience with them - personally wouldnt recommend or be using them again. I have a guaranteed yield agreement in place with Harper Brooks for a unit I own in Leeds. Not only have they changed the quarterly payment dates already, they are now delaying on making payment blaming an internal audit. Would never recommend using this crowd....

She was always polite and if unable to answer the question rather than provide an answer which may not be 100% correct, she was not afraid to say I need to review that and get back ASAP. From the beginning of putting in an offer to exchanging/completing contracts. Harper Brooks and in particular Rebekah have been nothing short of fantastic with us. The communication has been first class, not a week would go by without Rebekah giving us an update of sorts and she was always at the end of a phone call/email to answer any queries we had promptly and efficiently.
