I have rented my property through Happy Lets for the last year after being repeatedly let down by my previous agency. I was hesitant to switch agencies as it just seemed like a headache but all it took was one email and Happy Lets took care of the rest! I used to feel like I was managing my property myself despite paying someone else to do it and now I am paying less for an excellent service – best decision I have ever made! I have rented through Happy Lets for 3 years now and my overall experience has been a good one. From moving in until now they have been quick to resolve any problems with the property and they are always prompt and efficient at communicating with me. When I first viewed the property it was ‚£395 but I was quickly offered a reduced price when I expressed that felt it was too expensive. The rent has only increased once in the 3 times I\'ve lived there and I have always considered it reasonable.

Have lived in a Happy Lets property for around 18 months and I am overall happy with the service provided. I was disappointed by the general lack of dilligence and always felt like I was bothering the agents with my petty problems like rats, mushrooms growing in my bedroom or being flooded. Overall the score is average as all the problems were eventually fixed and it only required some time and endurance i.e. living with rats for over a month....

I would recommend HappyLets to every prospective tenant. When I first moved into the property I found it clean and tidy and all the appliances were in working order. Throughout my tenancy some minor issues aros which were dealt with by HappyLets in a timely manner. All the move-in/move-out procedures were made perfectly clear to me, so no problems arose regarding cleanliness, deposit etc. Overall I was very satisfied with the company and the service provided....

Overall my dealings with Happy Lets left my angry and frustrated. We had a number of issues with our flat which despite repeatedly drawing their attention to were either not addressed or poorly addressed. These were namely damp, a cracked window and broken door handles, all of which were present on arrival may I add. The Damp was really bad. I am sorry to hear that, overall, you are not happy with the service you received. We absolutely do not want tenants to leave us feeling angry, frustrated and it is especially disappointing to hear that you would 'systematically avoid Happy Lets when looking for a flat'. I hope that I can address the points raised and that this may go some way in having you consider using our services again; I would hate for you to miss out on your dream property on the basis that it is managed by our agency....

The whole process with the letting agent from the initial application for the property to the final days of the tenancy was handled smoothly. Any and all issues arising, such as repairs, where handled promptly and effectively. Problems caused by other tenants where also handled in an understanding manor, and the staff overall where polite and friendly. Overall, a very pleasant letting experience, and I would more than happily rent from themselves again....

Happy Lets are a great letting agents! I never had a single issue with any maintenance that needed addressing. It was all sorted immediately. The staff are friendly, kind and understanding of any questions you have before signing a lease. The property I was in was of a high standard, clean and well presented. Bobby was also great at showing me around the flat when I first viewed it. Would absolutely rent through them again!...

The flat was in a good condition and we got exactly what was offered. We had a good experience as tenants of Happy Lets. There were always kind and quick responses to our needs (Specially from Pamela Edwardson). We had only one major problem with the ceiling which took longer than expected to be fixed but it was done in a proper manner. We would gladly recommend this agency to other tenants. We would like to suggest a change in student letting policies as sometimes they are not as easy to comply...

Happy Lets is a great letting agency. They were the first agency i ever Let from and I have been surprised with their level of service which has been excellent. I stayed at my property with Happy Lets for 12 months and was happy with the service. Had a boiler breakdown over the winter time and they suppied us with electric heaters until the problem was resolved in a few days time. Happy with the service overall....

Been with Happy Lets for the past year and, from what I've experienced, the staff are all very helpful and friendly when you need them the most. I found that the repairs service was especially good, considering they used their own company contractors so each time we needed something repaired it was a friendly and familiar face. I've been letting from Happy Lets for about 3 years now, and every time we had an interaction they have been professional, friendly and helpful. Badger, You are definitely entitled to your opinion and there is absolutely no need for an apology. Upon reading the review, it was our view that not all statements made were 'opinion' but were stated as a fact, some of which were inaccurate and therefore we felt required to be addressed and clarified. The agency is good but could do better in some regards. I think there check out procedure is pretty poor as the charges are disproportionate (£30 a wall for a couple of blue tac marks for example). They also charged us for professional cleaning despite the property being thoroughly cleaned before leaving and having seemingly not been cleaned when moving in. In hindsight I wish we'd taken more photos etc.... when moving in and would recommend any tenant do the same and make note of any cle...

We were delighted with the efficient and professional service from Happy Lets. From our first consultation when we received advice regarding the renovations required to update the property and advice for first time landlords through to the quick and efficient completion of the advertising, showing and tenancy within two weeks. I am satisfied with the experience I had with Happy Lets this year as a tenant. It was wonderful working with them, they were awlays frinedly and willing to help, responded quickly to our requests. The only thing that can be improved is the time taken to repair certain things in the flat (I guess it wasn't their fault but probably a quick chat with the agency taking care of those problems won't hurt). Thanks for everything guys, I will miss you and the flat I lived in :)...

We take your comment on board with regards to repairs; without looking into your exact situation, there are various factors which can affect time taken to carry out repairs e.g. getting authorisation from the landlords, arranging access with tenants who like to be present in the property, using landlord's preferred contractors etc... I've been with Happy Lets for over two years and my dealings with them have been positive overall. The only major issue with the flat during this time was a flooded bathroom caused by a leaking cistern. Happy Lets managed to get an emergency plumber out within a couple of hours. Apart from signing the lease and handing my notice, my dealings with them have been fairly minimal but staff members have always been polite and prompt. Similar experience to JLS regarding deposit. Flat was thoroughly cleaned before moving out and we have photographic evidence to back this up. We left it in a cleaner state than when we moved in. Happy Let inspector on moving out day said the flat was in good condition and clean. However, we have subsequently been hit with a hefty bill for cleaning and send photos that differ from ours. The procedure and requirements of renting a house were all explained very well for me as an international student. I produced all the documents they needed and moved in on the dated they promised. It is worth mentioning that that they respond promptly to emails and sending technicians to repair anything....

To clarify, Happy Lets do not charge any agent fees to tenants. Not one penny is charged over and above the rental for the property and the security deposit which is refundable at the end of the tenancy in line with the tenancy agreement, There are no 'expectations' or set policies with regards to paying in advance and this is not demanded of anyone. The only requirement to protect our landlord clients and their insurance policies is that all students have UK based guarantors, if this canno....

I used Happy Lets while I was living in Glasgow and attending university. They were quick, attentive and helpful. It is quite common to come across letting agents that are quite unreceptive towards students and can sometimes be quite lacklustre towards tenants in general but we didn't experience any problems whatsoever with Happy Lets. I would definitely recommend them to anyone looking to rent in Glasgow....

Rented a property from Happy Lets for two years and didn't have a single problem throughout that time. They kept me informed about any visits needed to the flat and worked around my work schedule without difficulty. Moving in/out both made very simple and straight forward too, and the office staff were always very pleasant on the phone and by email....

As a first time landlord we have been very happy with the advice and service from Happy Lets. From the outset we were given good advice on how to prepare the flat for letting. TENANTS
We charge absolutely no upfront fees to tenants.
All that is required to move into a property is one month's rent and deposit equivalent to 6-8 weeks rental depending on the property.
Deposit is held in a Government Approved Tenancy Deposit Scheme until the end of the tenancy at which point it is refunded in accordance with the terms of the lease agreement.
