I am forced to pay service charces to HLM, which I totally and utterly despise for their incompetence in providing any kind of maintanance and security services to Harrow Court, in Rugeley, the Walton Homes complex where my house is located at. I have sent numerous emails, made countless phone calls and HLM has not sorted either the security of the complex, where cars and houses get vandalised, or resolved the incessant illegal parking at the block paving and visitors allicated spaces. I have a...

It looks like your development is around 9 houses, with a joint private road and some communal landscape areas. Therefore, your S/C should be fairly nominal. Is Walton Homes still the Freeholder? Technically, HLM report to them as "the Client", however that doesn't mean they should ignore complaints. HLM are also part of "Countrywide", who are affiliated to the RICS (Royal Institution of Chartered Surveyors). I suggest you refer to the RICS web site, and download the "Co....

One star only as no option for 0 stars. Absolutely dreadful company to deal with. Charges are raised constantly for services that are not done including cleaning and repair. Charges increase year on year whilst the services are not done. In our property the front door has been broken for 2 years but cannot be fixed. The accounts never add up with any shortfall added to your bill but I repeat NO MAINTENANCE IS EVER DONE for the monies that are paid. This dereliction of our block resulted ...

Hiked service charges, no evidence given upon request of what my money is spent on,ie receipts, lies and aggression from Jon ward and Charlotte Scurr. I am in the process of taking them to tribunal tier 1 This agents should be: Being more honest and open to what they are spending my money on, show documentary evidence of the receipts. You should complain to the Property Ombudsman regarding their illegal actions/behaviours. Get in touch and I can talk you through it. Have you wrote to HLM because you have to exhaust their complaints procedures stage 1 and 2. I did and got no where, they are out for themselves, don't trust them, lets get together and fight them!....

HLM manage our estate we have payed them plenty of money and they've spent very little, they tell you bare faced lies, whoever you talk to say exactly the same thing what you want to here. They take the management fees and the money seems to spirit away very clever.they are a management company that don't have expertise in maintenance but are good at sending out bills. Please check there o/a rating third from bottom.we as residents have set up our own committee to take on HLM....

My review is basically echoing what others posted already: 1. poor management 2. poor communication 3. lots of promises but hot air and never done. I decided I will publish the whole paper trail now so others are warned or may need this for future reference. Simply here are a few things but this is not exhaustive: the key code is still the same as ever to enter the door although flats have changed hands many times. After pressing a lot we managed to arrange for an annual meeting, needless...

Stick to the rules: i.e. if you state fortnightly then provide the service fortnightly, same for service that are told we have to do ourselves we should not be charged for. When agreeing to hold regular meetings then do so. but to be honest, a company that is outsourcing every service including accounting- what can there be improved?

The agent never responds to tenants / landlord complaint. They have taken over water meter charges from Dee Valley and now put it as part of management fee budget. This quite ridiculous as water charges varies and yet they are chagrin this as a fixed rate. This is a responsibility of service provide who are the Dee valley. Query why not take other utilities such as electric. Some owners have rented out their property and this is tenant responsibility to pay their bill. HLM will never give w...

Our aparment block had a serious refuse problem. The bins were full, there was a one metre high heap of rubbish and the council refused to clear the area as they couldn't get access. Rats were reported and the smell in the apartments from the rubbish heap was awful. Other apartment blocks were stealing our bins to increase their capacity and residents from adjacent houses were adding to the heap when their bins were full. The problem was rapidly spiralling out of control. I emailed Estee Davi...

It's early days yet I wouldn't get to excited if I was you! And if I reme correctly it is the responsibility of the local authority to dispose of household waste, so for a guess it was just a call to them or environmental health to report the issue, I doubt very much you would have had a speedy response if they had to organise it, and I bet the neighbours are quaking in their boots after getting that letter!!!!....

Failed to pay a £10 estate management bi-annual fee. Chaos at home, now looking after my wife's Alzheimer's suffering mother. Suspected that I had forgotten to pay, but the unpredictable events of the day diverted me. Now HLM charge me an extra £120 plus VAT. That hurts, when my family loses about £3500 a year, as higher rents are unsupportable. Thinking about it, HLM are stiff, and do not allow any informal or informative contact...

HLM manage our property. We have had several ongoing issues (windows not being cleaned, carpets not being cleaned, dog faeces not being removed, rubbish left outside doors) with them which we have raised (first raised in July 2012). They failed to return to phone calls about the problems and did not provide any feedback about remedial actions. We then followed their complaints procedure by putting our concerns into writing (in November 2012), and thus far this has still not produced any sa...

HLM could improve in numerous ways (which we have already suggested and they still have failed to do): 1. Returning phone calls/emails in a timely fashion (i.e. not ignoring them!) 2. Following their own complaints procedure, which states that if a complaint is not dealt with within 15 days then the problem will be escalated. It is worrying that they have put together a complaints procedure which they do not follow! 3. Work with their customers to ensure properties are managed effectively, rather than to threaten with extortionate administration charges (in excess of ‚£140) 4. Be proactive, rather than wait for complaints. 5. Provide a way for customers to feed back to the company 6. Do site visits. 7. Listen and act accordingly!
