At one point, I had an issue with unreasonable levels of noise from a fellow resident. Adrian dealt with this sensitively but firmly until the issue was resolved. I've always found Adrian to be fair, honest, helpful and professional in his approach....

We moved to HLM a couple of years ago after a torrid time with our previous property managers. We have found the service to be so much better. We actually see our property manager here regularly and have found Jon to be excellent in getting us through the numerous issues we brought with us. Repairs are carried out quickly, the service levels have improved vastly and yet our service charge has remained virtually unchanged....

HLM were appointed to run our site in Shrewsbury when we changed agents. They have since transformed our development. They have provided the directors with clear reports and progressed the works that we needed doing to enhance our building, as well as tackling the service charge arrears. The management fees they charged were also less than our previous agent. I would recommend them to anybody finding themselves in a situation like ours....

Our management company moved to HLM several years ago and I have found them to be much improved over the previous agents, for a lower management fee. It looks like your development is around 9 houses, with a joint private road and some communal landscape areas. Therefore, your S/C should be fairly nominal. Is Walton Homes still the Freeholder? Technically, HLM report to them as "the Client", however that doesn't mean they should ignore complaints. You should complain to the Property Ombudsman regarding their illegal actions/behaviours. Get in touch and I can talk you through it. Have you wrote to HLM because you have to exhaust their complaints procedures stage 1 and 2. HLM manage our estate we have payed them plenty of money and they've spent very little, they tell you bare faced lies,whoever you talk to say exactly the same thing what you want to here. They take the management fees and the money seems to spirit away very clever.they are a management company that don't have expertise in maintenance but are good at sending out bills. Stick to the rules: i.e. if you state fortnightly then provide the service fortnightly, same for service that are told we have to do ourselves we should not be charged for. When agreeing to hold regular meetings then do so. but to be honest, a company that is outsourcing every service including accounting- what can there be improved?

The agent never responds to tenants / landlord complaint. They have taken over water meter charges from Dee Valley and now put it as part of management fee budget. This quite ridiculous as water charges varies and yet they are chagrin this as a fixed rate. This is a responsibility of service provide who are the Dee valley. I was a director of the company formed when the development was built but sold my property two years ago. Our aparment block had a serious refuse problem. The bins were full, there was a one metre high heap of rubbish and the council refused to clear the area as they couldn't get access. Rats were reported and the smell in the apartments from the rubbish heap was awful. It's early days yet I wouldn't get to excited if I was you! And if I reme correctly it is the responsibility of the local authority to dispose of household waste, so for a guess it was just a call to them or environmental health to report the issue, I doubt very much you would have had a speedy response if they had to organise it, and I bet the neighbours are quaking in their boots after getting that letter!!!! ...

We all seem to have the same or similar issues. My dispute has been ongoing for 3 years now and still not at a satisfactory conclusion. I get talked to like a child when I call up, wait ages for a response and don't get important emails forwarded onto me then they wonder why I haven't replied. Failed to pay a £10 estate management bi-annual fee. Chaos at home, now looking after my wife's Alzheimer's suffering mother. HLM could improve in numerous ways (which we have already suggested and they still have failed to do): 1. Returning phone calls/emails in a timely fashion (i.e. not ignoring them!) 2. Following their own complaints procedure, which states that if a complaint is not dealt with within 15 days then the problem will be escalated. It is worrying that they have put together a complaints procedure which they do not follow! 3. Work with their customers to ensure properties are managed effectively, rather than to threaten with extortionate administration charges (in excess of β€š£140) 4. Be proactive, rather than wait for complaints. 5. Provide a way for customers to feed back to the company 6. Do site visits. 7. Listen and act accordingly!

What agent could do to change your mind?
Give a better service. We were meant to feel that due to owners not paying their service charge then HLM hadn\'t enough \'funds\' to service the development. We honestly thought that we were just paying for nothing & there was nothing we could do :-(

As i ex estate agent probably the worst service i have ever seen! We inherited HLM approx 3 years ago in this time our chages have doubled and little to nothing is being done at the property! They charge us for work that is obviously not been done also. Avoid and change from these people asap! We are i only wish id done it sooner good ridence!...

On the 30th May a Fire was caused outside my flat by neighbours having a BBQ burned out my window and PVC surroundings. Firstly the emergency line wasnt available so I had to wait until the Monday. Hi Rab, We are changing our Maintenance company but only by using thebestof. Hi a customer, it gets a lot worse than this we had torrential rain last year the whole of my ground floor apartment flooded ruined all the carpets couldnt get in touch with them had to pay for it all myself on top of that took 6 months to replace the window and threatening to take them to court. HLM are the Property Management company for our apartment block. We've got HLM 'managing' our estate in Greater Manchester. Our fees have more than tripled in the 6 years we have had to pay. They change staff as often as clean people change their underwear, you never speak to the same person twice!! Their service would be laughable but when you see nothing for what you pay for it isn't really funny. A view from the other side! This is not in defence of HLM but is for the managers. Basically the workload for the managers is far greater then it should be. They have far too many sites to manage over a generally large area and not enough hours hours in the day to cover the workload. Bought a new built property from Westbury Homes six years ago in Stoke-on-Trent. Unfortunately, I received an non-optional extra with the purchase of my home called HLM. They are completely rubbish and think that most of us are stupid - the money is taken and put in one big pot as they still not given us a break down of the accounts that we asked for as this is also something that we need. We have had nothing but trouble with H.L.M. The things that they tried to over charge us on , beggers belief. They get no signitures, for any services, just take their wood for it.... and them pay them... unbelievable. My advice to anyone is get in touch with The Leasehold advisory service....

At the Briarwood development in Armitage we have only just had a visit from a gardener almost 12months to the day that the last one came we are paying for 20 visits a year (is this claiming money by deception?) the electric gates never work & 50% of the lighting is unoperational all for which there is a charge. if we disagree with them & dont pay them for the service that we are not recieving they can still claim the fees back when we sell our property. I live in North Wales and I can only agree with your thoughts on HLM they are completely rubbish. They are unprofessional and now when you ring you get an automated answering system that also fobs you off so you cant even get through to anyone.
