I totally agree with you Pete,they are losing landlords money, hand over fist ,by their attitude towards potential tenants ,they seem to have delusions off grandeur and landlords are having to reduce their rents or their property is lying empty for long periods, of course they have to vet potential tenants to protect clients property but surely if they are given references and 6 months rent in advance plus a deposit this should be sufficient. ...

What agent could do to change your mind?
A simple response, Apology and getting a viewing at a time that is conveinent is Great Service - thats the difference small family companies have over larger competitors - you are not using your advantage very well. Train you staff
