Appalling unfair treatment of tenants. For one tenant, the total fees charged will be more than £700!!!!! Never honest or upfront about this. Steer well clear. I was charged Referencing fees £180 + Inventory £100 + Contract fee of £78 + Deposit registration £30 (=£388) plus first months rent plus six weeks deposit. Now that I wish to move out after 15 months living at the property. They demand £120 arrangement fee + £110 inventory fee + £5...

I have not even had a response! Goadsbys staff are incredibly incompetent and I would not employ any of them! To be fair you signed a 12 month agreement, with a two month notice clause meaning that if you want to leave the property at the end of your contract you need to give 2 moths notice, it doesn't mean that you can leave the contract early! The initial term (12 months in your case) is the MINIMUM term so they were perfectly within their rights to refuse to allow you to leave the tenancy early and/or without costs. Suggest you understand what you are signing before you slate the agent!!....

Make sure you check all the fees and get it written down, whenever the tenancy is up they will try to charge you hundreds of pounds to renew it. Disgusted with the way we have been treated by this company as tenants of a property that they manage. . Rude, onoxious staff who can't even be bothered to respond to emails advising of repair issues etc and can't manage to arrange repairs on propertys that they are supposedly managing. I contacted Goadsby 2 weeks ago when I spotted a studio flat I liked that they were letting. Gary @ Goadsby took me to visit it and was brilliant, he offered some excellent advice on bill costs and planning (I've only ever rented bills included properties) and took me to view another 1 bedroom flat that I wasn't aware they were letting but was well within my budget. I fell in love with the property. Moving house is very stressful but Goadsby have been brilliant, they rushed through the refere...

In March 2014 I instructed Goadsby to market the sale of my flat as I thought the company to be professional and reputable. However, it is clear from the following issues I experienced this was not the case. On 19 March I completed and scanned marketing documents to Mr Ward. On 2 April I received an email attaching somebody else's property sale particulars for my signature and return. I contacted the branch and received an apology but was then sent a validation certificate for my signature a...

Original letter of complaint dismissed by Director of Goadsby. Complaint should have been investigated through the correct channels instead of a reply being sent to us within 30 mins denying any bad service or unprofessional behavour. Also included in the reply was a reminder that if the agreed commission was not paid by the deadline date interest would be then be charged on a daily basis.

I am writing on behalf of a friend. She was interested in a property and the owners were very happy to have her as a tenant. For some reason, most probably a language barrier, there was an argument between my friend and a goadsby agent, which could have been sorted easily. I spoke to an agent on the phone and she explained they were waiting for the reply from the landlord. We contacted the landlord and they seemed to be happy to have my friend as a tenant. There are many reasons to stay away from Goadsby, but I will start with the most troubling: My housemate was repeatedly told that she had not paid her rent for that month. She explained that she had paid but still the calls, which verged on threatening, persisted. She was being ordered to cough up money that she had ALREADY paid. On the day her dissertation was due, she was further bombarded with the accusations and had to make a rushed trip into town to collect the receipt from Royal Bank of...

From personal experience with this letting agent, my friend and I would not recommend this service to anyone. To begin with, after viewing the property, we decided the same day we would like to pay our fees and go through referencing. Think carefully about the letting agent you use, if you have the choice as a Tenant. Goadsby made it clear from the outset that they act for the landlord but was not until well into the process of drawing up an agreement that I would realize how difficult this statement would make it for me, the Tenant. In the end Goadsby just steam rolled forward not addressing my questions, concerns or getting the most basic aspects of what was agreed with the landlord included in the agreement. E.g. they si...

Where to start??!!! When we moved in, the property was filthy in places such as the conservatory (we did not notice this until after we had moved in). Throughout our tenancy, we had trouble getting problems fixed. We kept getting given the wrong phone numbers for the correct people to deal with issues. We often found we had to keep complaining. Upon moving out we had a very unfair checkout report, which criticised areas that we had specifically cleaned thoroughly. We actually left the property i...

BEWARE-Towards the end of your 6 month AST (Normally 2 months to go) Goadsby will contact you asking if you wish to continue renting the property. If you state you wish to continue they will send you a letter asking you to sign a \'Memorandum of Agreement\' if you sign this and return it they will request a fee of £65.00 plus VAT as they are now in a position to draft up a new contract. All AST\'s (according to the Housing Act) continue into \'Periodic Tenancies\' and nothing changes. This...

We are tenants in a property and the landlord is trying to sell it through Goadsby. For some very strange reason NONE of the staff members working at that branch seem to understand what "24 hours written notice to conduct viewings" mean. It\'s very frustrating that people are paid to do jobs which they don\'t know how to do properly.
