I used Field and Sons to purchase two properties in the SE1 area about 10 years ago. I have since used the management service to let the properties. Initially the company was reliable, efficent run by a small team of people. However over the last 6 months there has been a stepwise decline. Bunch of crooks. Be very careful if they come round uninvited to offer to market your property and don't whatever you do sign anything. They tried to fleece my mother in law (83 years old) for over 10k, when they hadn't gotten a signature, a verbal agreement, taken a single picture or even marketed it. I used Field and Sons to manage a tenancy for me, they were consistently bad - from failing to collect to rents from tenants to not knowing the terms and conditions the tenants had signed up to. The worst part was their attitude towards maintenance costs - they consistently used contractors that provided inflated quotes e.g. โ€š£500 for two hours works. It took 6 months for my attempted purchase, just to then be told by the estate agent I would have to pay £30,000 more if I want to proceed to exchange. All my legal paperwork and searches were completed within 2 months from date of offer accepted, however the seller couldn't evict their council tenants for the whole 6 months I waited, I lost out other opportunities on the market as I trusted this estate agent who kept telling me to wait and then to tell me to pay £30k more if I wan...

These are the WORST estate agents I have ever come across in my life. I have been renting for over 15 years now in several countries, and nobody is worse than this agency. The agent couldn\'t be bothered to walk us to the flat for a check-in, often did not respond to email queries, did not give an inventory (we had to repeatedly ask for one). If this is a genuine review of our services, we would like to respond to your comments with some facts; firstly if you have been a tenant for over 15 years and in a multitude of countries you will be aware that it is NOT standard practice for an agent to walk tenants to their new apartment on the day of a move-in, it is however the Check-In and Inventory Clerk's job to give you a walk-through of the property and the property only, if the clerk ....

I have recently had a very positive experience using Field & Sons to let four houses. I chose them because of their direct approach & found them flexible to the level of service I needed - they didn't push products or services I didn't need. I felt I was getting realistic, considered advice from them, rather than unrealistic figures and irritating sales chat which agents sometimes persist with! We found this estate agent locally through personal recommendation. Right from the start Fields were efficient, reliable and communicated well. They valued the property promptly and correctly. The agent refused to explain why my offer had been refused, even though it was higher than the other offer on the table. Then he tried to get me to pay a £5,000 'finders fee' in order for my offer to be put through to the client. When I refused, they told me I could not have a chance of purchasing the property in question. Asking a buyer for a finders fee when an agent is already getting a fee from the vendor is not only unethical, but illegal (as they are defrauding the vendor). Wh...

Complaints Procedure

The following procedure should be adhered to in cases where members of the public have a grievance against Field & Sons or any of its employees:-




  1. 1. Any questions or complaints should be directed as soon as possible to Sharon Newman (Director) at 54 Borough High Street, London SE1 1XL, tel: 020 407 1375.


  2. 2. If you have initially made your complaint verbally -- whether face-to-face or on the phone - please also make it in writing addressed to Sharon Newman.


  3. 3. Once your written complaint has been received Sharon Newman will contact you in writing within fourteen working days. At this stage we will give you our understanding of your case. We will also invite you to make any further comments that you may relating to your complaint.


  4. 4. Within twenty-one working days of receipt of your written summary, Sharon Newman will write to you, to inform you of the outcome of her investigation into your complaint and to let you know what actions have been or will be taken.


  5. 5. If you are dissatisfied with any aspect of our handling of your complaint or the outcome of our internal investigation, please contact Mr R Howett (Managing Director, Field & Sons) who will personally conduct a separate review of your complaint and contact you within twenty-one working days to inform you of the conclusion of this review.


  6. 6. Field & Sons are members of The Property Ombudsman. If we are unable to satisfactorily resolve your dispute with our Company you are welcome to contact the Ombudsman to obtain an independent investigation into your complaint.
