Rob helped me so much! I had 2 weeks to find a house for me and my children! He drove me around Colchester showing me houses that I could afford! I found the perfect apartment! We asked for our front door lock to be fixed it wasn't. Accused of punching light switches. Charged £110 for cleaning even though it's better now than when we moved in. Also we gave them blinds. They didn't fix light fixtures even though we asked them to be fixed then got charged for them. Never fixed the broken bath panel, never painted the bathroom wall that was flaking. I won't lie, the fees were the most annoying part of the situation because they were expensive, but coming from a university student โ€š£50 would be enough to hurt me emotionally. Also knowing that we were not letting with the university we knew that the fees would be expensive, but it was so much better than other companies who wanted a โ€š£600 security deposit before the actual deposit, so we couldn't complain much. :)

Well where to start. Am relieved to see E&S so low in the rankings where they deserve to be. Entire staff incompetent and only show urgency and efficiency when asking for money. I've been renting a property with Essex & Suffolk Lettings for over 2 years now. They are the worst letting agents I have ever had the misfortune of dealing with! Essex and Suffolk for the most part have been reasonable agents. I too have problems with communication, particularly with missing, delayed or absent emails. There email addresses and staff appear to have a high turnover and they do say good staff don't stay in poor businesses very long so you can read into that what you will. Unprofessional timewasters. I arranged a viewing, drove for two hours to attend, and the agent didn't show up. When I called them they claimed to have no knowledge of my viewing, and weren't expecting me. I later learned that the property had been let a week ago and no-one bothered to inform me. Awful. The property was dirty when I moved in, to the point where I could scrape gunk from the cooker with the back of a spoon. The agent would arrive un-announced for an inspection and then try to charge a fee if it wasn't convenient to let them in. We moved oit of one of their properties and had a terrible time trying to get the deposit back as the landlady was gutting kitchen and bathroom, so we opened a dispute with TDS and we won. . Hooray. I have never known an agent like them we waited 3 months to have the toilet repaired. Watch them they are underhanded, so glad we went to TDS....

We had a leak in the kitchen, and it took them 13 weeks to get the leak fixed (2 of the weeks, we had a bucket in the kitchen catching the water!!!!) We moved into a property with no lock on the back door, so could just be opened from the outside (that only took 6 months to fix!!!!)...

I know you don\'t look for the estate agents, but the property when looking to rent, BUT I would advise anyone thinking about renting from them to seriously think twice. Well we took a flat with them butthey would only agree if we gave them a £900 deposit which seemed abit fishy for a £550 pcm flat (we earn over 40k a year betweeen us).
