We asked for our front door lock to be fixed it wasn't. Accused of punching light switches. Charged £110 for cleaning even though it's better now than when we moved in. Also we gave them blinds. I won't lie, the fees were the most annoying part of the situation because they were expensive, but coming from a university student โ€š£50 would be enough to hurt me emotionally. Also knowing that we were not letting with the university we knew that the fees would be expensive, but it was so much better than other companies who wanted a โ€š£600 security deposit before the actual deposit, so we couldn't complain much. :)

Unprofessional timewasters. I arranged a viewing, drove for two hours to attend, and the agent didn't show up. Awful. The property was dirty when I moved in, to the point where I could scrape gunk from the cooker with the back of a spoon. The agent would arrive un-announced for an inspection and then try to charge a fee if it wasn't convenient to let them in. We moved oit of one of their properties and had a terrible time trying to get the deposit back as the landlady was gutting kitchen and bathroom, so we opened a dispute with TDS and we won. . Hooray. We had a leak in the kitchen, and it took them 13 weeks to get the leak fixed (2 of the weeks, we had a bucket in the kitchen catching the water!!!!) By simply communicating with me in a professional manner rather than ignoring half of my emails and phone calls. By being honest with me as they claimed that no extra charges were put on the tenant and having spoken to them directly this is exactly what happened. By concluding the business arrangement within a timely manner rather than me having to chase everything and it being 6 weeks on and i still dont have the keys back for the property. By charging reasonable fees, 90% of one months rent for contract renewal with a tenant who is already in the property having done research is completely disproportionate to any costs for the agent. I could go on and on, their service since i gave notice has been unbelievably terrible annd i cant imagine anything they could do to make me use their service again. I think i would even turn them down if they offered to manage the property for free, thats how bad their service has been..

Essex and Suffolk Lettings are the worst business I have ever encounter. (1) Huge fees. When we first agreed to let a house from then, they charged us nearly £200 each for 'finding' the property for us. They then charged us fee for signing the contract (about £100). Terrible. Big fees, no service, property very dirty, extremely arrogant, no repairs to faults, they won\\\'t return my deposit or calls. I have been renting for 20 years and Essex and Suffolk are definately the worst. Save yourself the aggravation and go elsewhere....

It starts off well. Nice agent shows you round lovely properties and cannot do enough to encourage you to sign on the dotted line. And then it starts. Fees - loads of them. Contract signing, check-in fee, check-out fee, renewal of tenancy fee. Maintainable - slow to contact the landlord to get work done, slow to find a contractor and slow to bother to let you know what's going on. I found the person who showed me around the house really helpful and down to earth. Properties were in a good order and not in a mess that some other properties I have seen with other agents seem to let them get into. Really happy with the service provided....

The front end of the business is very plausible, in which it promises an exceptional fully managed service. I no longer use this agent due to what I can only describe as a truly shocking experience. Do your homework and search the web before making up your mind on using Essex and Suffolk Lettings....

Very poor! Slow to respond to anything, not helpful unless it suits them and they charge you for everything! You have to pay £100+ to change the date on EXACTLY the same contract! You have to pay £100+ to leave the property! And don't bother asking them to do anything because you'll be waiting so long for them to get anything organised you'll end up doing it yourself! They charge ridiculous fees for everything and their staff are rude and unhelpful. I know of lots of people who have left their home simply because they can't deal with them anymore - now I am doing the same! Do not use this firm. There are plenty of other houses to choose from....

Bottom line is don't touch with a barge pole, this company will tie you up and take ridiculous amounts of money from you at every available chance, expensive renewal charges and you have to pay to leave the property ! stay clear....
