Fees were high and discretion could be used for not charging for inventory by the agent doing it themselves instead of using a private company. Also 6 weeks deposit is alot to pay upfront where most agents normally take 1 month.

Agent Fees

TENANCY FEES:

Admin & Referencing fees : ยฃ99 + VAT per applicant (ยฃ118.80 inc VAT) - Covers Identity check, Credit check, Previous/Current landlord check, Employment reference and Preparing tenancy contracts.

Gaurantor fee : ยฃ99 + VAT per guarantor (ยฃ118.80 inc VAT) - Covers Identity check, Credit check, Previous/Current landlord check, Employment reference and preparing guarantors covenant.

Inventory Check in - ยฃ140 (Including VAT) - Prepare professional inventory, taking meter readings, check in to the property.

Additional tenant fee: ยฃ99 + VAT per applicant (ยฃ118.80 Inc VAT) - Covers adding a new tenant to the tenancy, Identity check, Credit checks, Previous/current landlord check and employment references.

Renewals Fee - No fee charged from the tenants

End of tenancy check out fee - No fee charged

Future landlord referencing fee - No fee charged

Exit fee: If a break clause is permitted in the tenancy agreement and the tenant exercises the break clause as per the conditions in the agreement we will not charge an exit fee. However, if the tenant leaves prior to the expiry of the break clause there will be an exit fee of 7% of the annual rent plus 20% VAT payable by the tenants for the remaining months on a pro-rata basis.

Deposit: Usually 6 weeks rent as deposit.

Let Only: 7% of the annual rent plus 20% VAT
Property Management: 5% of the annual rent plus 20% VAT
Let + Property management: 12% of the annual rent plus 20% VAT

In addition if your property is fully managed the management fee of 5% of the annual rent plus 20% VAT will be applicable in addition to the renewal fee.

Gas safety check: ยฃ69 + VAT (ยฃ82.80 inc VAT)
