Hi Soma I am sorry you feel this way. As per the tenancy contract you were required to serve a 2 months notice if you wanted to terminate the contract before it expires. You served the 2 months notice on the 18th October 2016 which means you are required to pay rent until the 17th December 2016. We agreed, if we find a tenant who can move in earlier then you can move out earlier. But unfortunately we didn't find a tenant which means you are responsible to pay the rent till the 17th ...

TENANCY FEES:

Admin & Referencing fees : £99 + VAT per applicant (£118.80 inc VAT) - Covers Identity check, Credit check, Previous/Current landlord check, Employment reference and Preparing tenancy contracts.

Gaurantor fee : £99 + VAT per guarantor (£118.80 inc VAT) - Covers Identity check, Credit check, Previous/Current landlord check, Employment reference and preparing guarantors covenant.

Inventory Check in - £140 (Including VAT) - Prepare professional inventory, taking meter readings, check in to the property.

Additional tenant fee: £99 + VAT per applicant (£118.80 Inc VAT) - Covers adding a new tenant to the tenancy, Identity check, Credit checks, Previous/current landlord check and employment references.

Renewals Fee - No fee charged from the tenants

End of tenancy check out fee - No fee charged

Future landlord referencing fee - No fee charged

Exit fee: If a break clause is permitted in the tenancy agreement and the tenant exercises the break clause as per the conditions in the agreement we will not charge an exit fee. However, if the tenant leaves prior to the expiry of the break clause there will be an exit fee of 7% of the annual rent plus 20% VAT payable by the tenants for the remaining months on a pro-rata basis.

Deposit: Usually 6 weeks rent as deposit.

Let Only: 7% of the annual rent plus 20% VAT
Property Management: 5% of the annual rent plus 20% VAT

Renewal fee: We charge a renewals commission of 7% of the annual rent plus VAT for the first year and 6% of the annual rent plus VAT from the 2nd year. In addition if your property is fully managed the management fee of 5% of the annual rent plus 20% VAT will be applicable in addition to the renewal fee.

Energy performance certificate: £69 + VAT (£82.80 Inc VAT)

Gas safety check: £69 + VAT (£82.80 inc VAT)

Inventory check out - £140 inc VAT (Instruct inventory clerk, Check tenants out, claim any damages from the deposit scheme, obtain meter readings, obtain quotes for any repairs)

SALES COMMISSIONS/FEES FOR VENDORS

Sole Agency - 1% plus VAT of the sold price (8 weeks)
Multi Agency - 1.5% plus VAT of the sold price.
