Comment on agent fees
The fixed price deal seemed attractive but ended up getting nothing for it. A local agent may have had more success talking our buyer out of her silliness.

You seem happy with our valuation, which is great albeit that, as we stress, a valuation is a guide and it's the market itself that will ultimately decide on the figure that you actually achieve and no matter what a number of estate agents say. Kelly I'm sorry to hear of your experience. I understand that your purchase was problematic and that the seller took some time to find a property to buy. There was certainly angst over some uncertainties in that regard and then followed by pressure on the chain from elsewhere whereby it was then imparted to us to communicate an urgency to you to exchange contracts. Thank you for your comments. They are very fair in highlighting that our office team have been helpful and efficient and that the level of customer care provided to you has been high. But the assessor that dealt with your EPC specifically, has let us down in this instance. This is rare, given that we carry out some 1500 EPCs each year. I’m disappointed to learn that Mr Clayton was not 100% happy with our service. Whilst I’m delighted that he sold his home successfully and saved a significant sum, our approach is to benefit not just the wallet but sentiment too. Customer service is so genuinely important to me and we really do strive to ensure that everyone we deal with is happy all round. Russell @ Emoov. We are prospective sellers, however I find your comment responses offputting. They seem rather unprofessional and I even wonder if they breach the Data Protection Act? What agent could do to change your mind?
Because eMoov and the vendor had accepted our offer on the house, we feel that eMoov should have let us know when they received a higher offer and that they should not have advised the vendor not to let us make a counter offer - we were in the actual process of buying this house, offer accepted, solicitor instructed. We felt like we were in the process of buying a house and then as if we\'d been kicked out of the process with no chance. We understand that some estate agents (though by no mean all!!) allow gazumping, and that it\'s legal, but this wasn\'t good practice at all. Also, please do advise your sales team (I think it was Simon) that there\'s a difference between a cash offer and a mortgage-based offer, and that for some vendors at least, that difference can be important. In our case it didn\'t really make a difference, but it can do.

We take our obligation very seriously to maximise the best offer for the selling client. In this instance the house in question had 37 viewings in its first 48 hours and 17 offers to purchase over the next few days.
