Do not use this agency !!!!! Worst agency ever. They will treat you very nice till you pay the deposit and reserve the property ( in my case I was renting ) then they will start ignoring your calls and emails "she is out of the office I will ask her to call you " and again and again and again !!! Nothing they have acted in a corrupt and unprofessional way. They simply refuse to communicate with me or the rent deposit agency. They are rude and arrogant and my hands are tied so I have no alternative than to give in to their demands

We were actually warned about Edenvale by our Estate Agent as she had had clients have to move out due to their incompetence but decided to take the chance since we really loved the flat and thought the building (Lumiere) wasn\'t terrible. The flat was in horrible condition when we viewed it but Edenvale promised it would be immaculate and everything would be fixed before we moved in. how can you claim that what you have said is true when 90% of the reviews on this site reiterate what i have said i.e. unfair holding of deposit, no return of phonecalls/emails, it is quite clear you are just trying to cover your back! you are right that you send an automated out of office response but then do not proceed to answer the emails or return phonecalls - quite frankly the whole operation is a joke. i have spoken to numerous tenants who have said the same thing and weirdly enoug....

Mrs Eman Dehmain that left the property in December 2013 has now been waiting 6 ( SIX! ) months for the return of her deposit - SIX MONTHS for money placed in the DPS under custodial condition - EDENVALE forces tenants to beg, plead, grovel to get their money back and they take as long as possible and their Solicitor forces tenants to take the cases to Court rather than settling even though he is entirely aware the apartment was always in shameful condition....

Hi rang up, nobody available to chat with me girl on reception took a message. Still hadn\'t heard anything in 24 hours so rang again, once again girl on reception took a message. About a hour later got a phone call back by a cocky gentleman who was no help at all. I am a investor with a few properties in manchester and with that in mind you would think he would email particulars out which was promised but nothing arrived. Tim is friendly and was very helpful whilst we viewed a selection of properties he had suggested to us, I cannot recommend him highly enough. Once we had decided on a property, we were introduced to Caroline who was efficient and knowledgable through the application and move in process, she responded to any queries quickly. This is literally the WORST estate agent I have ever used in my 10 year renting history. Firstly the letting agent \'Tim Sweetman\' illegally took money off my mothers debit card. I have rented in the City for about 9 years or so and have used quite few of the Agents in Manchester, so I talk from experience! I have been with Edenvale for about 18 months or so and when any sort of repair issue has been reported to them, they have been very quick to respond and I have always find them very helpful....

This Estate Agent refuse to take ownership of a problem and keep passing the book. Due to a leak/burst pipe in the building which they took months to repair and only did repair when they were threatened by United Utilities (UU). Unlike others here, I found Edenvale mostly to be ok while we were in the property- mostly, not always- but they tried to lie and cheat their way to keeping half of our deposit. Their inventory when we moved in was piss poor- didn't list half of the things that were in the flat. This agency is just a disgrace. I moved in to this flat 2 weeks later than it was promised because they claimed that it was being cleaned and painted....but it was a lie.
