We've been longstanding, long suffering clients of Crabtree, as owners of a building that is managed by this company. Our interior is shabby, no light bulbs and many attempts at having items repaired go without notice or care. Truly an awful experience and would advice all to stay clear from instructing this company....

Fees are high, admin fees extremely inflated and reserve fund for eventual maintenance extortionate. Freeholder and Company Director retain a strong alliance with Crabtree, to the detriment of flat owners on Leaseholds.

Extortionately expensive while offering awful customer service. Our block is in tatters while Crabtree trot out the same excuses for taking little or no action. Their approved and vetted list of contractors are a joke. Watch out for the sky high insurance with added commission they arrange too. You'll never have enough money to carry out necessary works after they've bled you dry. You'll then be caught in the viscous cycle of paying high management fees and having nothing left for essential work...

Dismal. Absolutely nothing to defend the terrible service provided. I am wary of the "too good to be true" reviews posted recently, as the company has been bleeding staff and clients to competition. Anyone looking for a Property Management company, get references from REAL clients and proper background check of the track record of Crabtree. Really not to be recommended, some of us have sadly inherited their services and face a constant battle over upkeep & due repair....

Managing Agents have a difficult challenge and I find it extremely hard to understand such harsh criticism. As an owner of an apartment in central London managed by Crabtree, I am seeking alternatives and would not recommend. Service is very weak, costly and maintenance haphazard at best. Do avoid if you have alternatives. High annual retainer fee, charged irrespective of work to be done or state of building, no maintenance and then every 7 years a crazy refurbishment that costs an arm & a leg, without following due diligence to enable owners to find suitable alternatives. Really shoddy....

I'm never one to post reviews online but this has gone beyond a joke. We pay around £2k a year to Crabtree to manage our property and they do pretty much nothing. They take days to reply to emails and have been extremely slow to fix anything. As an example, a couple of uneven paving stones that caused an injury (that has lasted more than 5 weeks) has still not been fixed or even cordoned off to protect other residents from from tripping up on it. Crabtree Property Management have no interest in their clients, I have emailed them on several occasions and it takes them weeks to reply if they bother to reply at all. My last complaint about parking has been going on for months and even though I have emailed my property manager direct, the communication centre and John Osborn still no reply! Disgraceful. The residents should get together from all the sites they manage and vote them out....

What can i say about this cowboy outfit, we have been battling them weekly on the terms of our contract as they have lied about every part. Very dishonest as a company. Always looking for ways to lumber you with extra costs. Crabtree has an in house legal team which they deny. This makes it extremely easy for them to proceed with extortionate legal fees. I have dealt with many other property companies who are nothing like Crabtree property management. Crabtree manage an adjacent block with car parking spaces owned by separate leaseholders. When the new block freeholder wrongly sought to claim service charge for the period before its ownership, Crabtree wrongly attributed undisputed payments to the historic disputed historic claims.
