I have been living at kew bridge west for 1 and 1/2 years and the management by crabtree is absolutely appalling, specially considered we pay 2000 GBP a month rent! Each time there is a problem they are never helpful and just replying things like: we have reported that there is nothing more we can do. You feel completely hopeless as you can never manage to speak to someone who is in charge of anything so is never their responsibility. We have now spoken and clarified the situation with the lifts including the extensive work we are doing in the background to resolve the situation with the lifts. I appreciate the negative reflection on us as a managing agent, however, I appreciate your acknowledgement of what we are doing and acceptance of an offer to meet in the near future on site. ...

John Yes more lack of repsonding, i have sent the Lease agreement marked up clearly for you to see. You can clearly see all the issues we have raised are in fact in the Agreement. I have asked if you think we are getting value for money at 130.00 a MONTH!!, i have asked you if you stand up in Court and state what we are getting is in fact value for money, no response. Oops Its good to see we are not the only ones suffering under this company, and sadly I cant see it getting any better at present. It has been a uphill problem from day one, doesn't help that the Manager of the development changes frequently. Have an internal email to respond to, if no reasonable response will share....

What can i say about this cowboy outfit, we have been battling them weekly on the terms of our contract as they have lied about every part. From having commercial vehicles still be allowed to park, endless complaints about tenants going unchecked, the damage to the development that doesnt get fixed it just gets removed, their response it will cost you . I am extremely disappointed with crab tree management . They dont bother to respond to emails however urgent your issue is- no matter even if you send them countless reminders . When you call them they they never seem to understand what is going on and they never get back on your problems . Crabtree - you deserve a negative marking for everything - extremely poor services and no management....

Please, for the sake of your mental and physical health, don't go anywhere near Crabtree Property Management... we become embroiled in a legal battle with them as they charged ££££s and did practically nothing. (Mowed the lawn once or twice.) Even now we have, thank God, got new managing agents they are withholding £5000 of our money, They are absolute sharks. Please, please avoid. Very dishonest as a company. Always looking for ways to lumber you with extra costs. Crabtree has an in house legal team which they deny. This makes it extremely easy for them to proceed with extortionate legal fees. I have dealt with many other property companies who are nothing like Crabtree property management. Definitely would not recommend!...

I am a commitee member of an estate acting as a director. We have had Crabtree managing the estate for over 6 years. In the first year the service was good and I would have - at that time reccomended them. However they have gone down the Pan. the allocated property manager does not return or answer the calls/emails. We have had many property manager allocated to us and the staff turnover seems to be high. They charge extra for services that they do not deliver and make promises in the AGM statin...

Moved into a block about 12 months ago managed by Crabtree and they're an improvement on my last block agent. They're responsive and appear to get things resolved relatively quickly. Costs cone across as reasonable and have recommended them to a friend based on their performance over the last 12 months....

Be advised this is the worst property management company ever! They're unresponsive, overpriced, constantly providing conflicting information, any incident/ change/ request you get another charged! Crabtree manage an adjacent block with car parking spaces owned by separate leaseholders. When the new block freeholder wrongly sought to claim service charge for the period before its ownership, Crabtree wrongly attributed undisputed payments to the historic disputed historic claims.
