I rented a property from C P Papas with two of my friends, we all found C P Papas very professional, polite and friendly. C P Papas also managed the property we rented and whenever we had a problem it was always dealt with efficiently. I have rented many properties from quite a few agents but for me C P Papas is the best agency as when I was dealing with them they did their best at all times and made me feel comfortable knowing C P Papas was there to help.

Acted in the role and capacity they should have, as well as not treating me (the tenant) with such little respect, in such a demeaning manner.

The flat I was renting changed hands to them during my tenancy and from the minute they took over they created problems. It wasnt until threatened with court action that they finally returned my deposit, even then trying a final couple times to shift the responsibility to other people. It took 6 months to have my deposit returned when legally they are responsible for returning it within 14 days.

The reviews here are ridiculous - it's not exactly difficult to distinguish those written by actual customers from those written by the agents! Anyway, ask yourself whether you want to deal with agents who are dishonest enough to fabricate 5-star reviews, and incompetent and lazy enough to need to do so. We had nothing but lies, excuses and evasions from them. The idea that anything broken should be repaired was treated by them as some sort of outrageous and ridiculous demand. Similarly, the idea that our deposit should be returned to us was an alien notion to them. Avoid them like the plague.

What agent could do to change your mind?
If they took care of the things they promised me from the start like even cleaning the flat, ordered the furniture they promised me and painted even just over the damp patches like they promised and i have the proof. And if they returned my deposit in full within the 10 days your legally supposed to and generally were not a pain in the arse and constanly lying to me (not mentioning any names) (whops i filled out a name by accident at the top).

Im sorry C P Pappas but its due to your own bad treatment towards me and trying to steal my deposit that this review has been prompted.

Don't be fooled by any of the positive reviews. Like pointed out elsewhere these are probably encouraged or made by the agents themselves and are not a good reflection on C P Papas.
Let me put it bluntly - this is a run down office near Archway with 3 or 4 overweight, lazy, unskilled and somewhat thick agents that sit all day (smoking) waiting for phone calls. They are friendly, which is why I am not rating them as "terrible" but as "poor" instead, but they are running a "business" that is interested in getting the cheapest workers to do the job without any interest in quality or speedy resolve. If a problem occurs they simply call one of their guys, probably some cash in hand scheme (greek-style) and this guy will "fix" the problem by patching it up somehow, at some point in his own time. They are dodgy, they will not make an effort and simple requests completely overwhelm them. "Soon" without any specific schedule or "there is still a chance that our guy can do it" are answers you should get used to.
Avoid like the plague!

On moving out they did not perform a proper checking out inventory so didn't pick up on some general wear and tear fault which we had not noticed during our stay. From being assured we would get our full deposit back, some weeks later we were lumped with a bill of over £140. On questioning this bill we have been told that under no uncertain terms this is what we will be charged and we have not been shown a break down of the costs of the repairs to negotiate a fair deal. As our deposit is not protected under a deposit protection scheme because our tenancy is a common law tenancy, we have no room challenge this with an independent body.

On moving out they did not perform a proper checking out inventory so didn't pick up on some general wear and tear fault which we had not noticed during our stay. From being assured we would get our full deposit back, some weeks later we were lumped with a bill of over £140. On questioning this bill we have been told that under no uncertain terms this is what we will be charged and we have not been shown a break down of the costs of the repairs to negotiate a fair deal. As our deposit is not protected under a deposit protection scheme because our tenancy is a common law tenancy, we have no room challenge this with an independent body.
My advice if you have to use CP PAPAS, make sure you have an Assured Short Term Tenancy, that way your deposit must be protected and you can challenge any disputes. Pick up on every little fault when you move in, we started doing this when we moved in but were told small marks and faults would not matter. MAKE SURE they do a proper checking out inventory while you are present otherwise you may find you are charged for things you never know where damaged or you may not have even damaged yourself. This way you can negotiate what is fair wear and tear damage.

Don't be fooled, the positive reviews posted below are very likely to have been written by CP Papas and the team (as proven by the bad grammar). Probably while they were supposed to be contacting a plumber or sorting out a cleaner.
Absolute bunch of cowboys who skirt on the very edge of the law. Use pressure sales tactics and are generally very shady in their dealings. We also moved into a dirty flat and had to clean up after the previous tennant. Worst of all was the fat bloke with the goatee beard and bad breath, can't remember his names, but his pressure sales tactics were a joke and his attitude to tennants and their rights pretty questionable. His mate was more approachable, but seemed a bit dim. Their dad didn't seem to say much and generally lounged at the back of the office.
Once we escaped their clutches we went with a respectable firm who actually treat us with respect (I won't name them as proof that I'm not a rival slagging off CP Papas rather than an actual former tennant).
Stupidest thing is, we read the bad reviews before signing up but went ahead as needed a flat quickly. Don't make the same mistake as we did.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
