We have been tenants of Collyers for almost 9 months and they have been everything you could want from a landlord. Friendly, polite and always happy to help. I have rented property for many years & have dealt with many landlords & agents. Some are obviously better than others but I have never been made to feel quite so irrelevant & inconsequential as I was by this agent throughout the tenancy. If there\'s a problem with the property & you go in to talk about it they don\'t even bother to disguise their annoyance & irritation. What agent could do to change your mind?
The agent should behave in a more professional manner. They should also treat their tenants as they would like to be treated themselves if they were in the same situation. Tenants are rather important to their business, they should treat them accordingly & give them the respect they too deserve.

Sale By Auction –

Joint Instruction Basis - 0%
(Buyer pays 2.5% buyer premium)

Sale by Auction offer an opportunity to sellers to sell a property quickly with a very good chance of a successful sale. We offer 2 types of auction at Collyers - Traditional or Modern. There are many different types of property that sell well at auction. These are: -
-Properties in need of improvement
-Tenanted properties
-Residential Investments – Houses in Multiple Occupation (HMOs) or blocks of flats.
-Unique Properties – Sought after or rare properties.
-Development Propositions – derelict or disused farm buildings, empty commercial premises and buildings with potential for conversion.
-Building Land – Land with planning permission
-Mixed Use properties – Retail shops with accommodation above.
-Commercial Investments – Retail shops, industrial units, garage blocks and parking areas.
-Amenity Land – Paddocks, meadows, fields, moorings, amenity land and unusual land parcels.

You will be required to instruct a solicitor to prepare a legal pack for the auction.

Informal Tender –

Sole Agency - 1.25% of Sale price (subject to a minimum fee of £1500)

Often called “sealed bids”. A guide price is set and written offers are requested within a given time period. At this closing date, all offers are opened and the seller choses whom to sell to. The property will be marketed in the same way as the private treaty sale.

Formal Tender –
2.00% of Sale price (subject to a minimum fee of £1750)

Formal Tender is similar to an Auction. A “tender pack” which is almost identical to an auction pack will need to be completed by your solicitor. There is a finite marketing time as with an auction. Prospective purchasers must fill in the contract in the pack and submit an immediately transferable deposit of 10% with their tender, often a bankers draft. On the closing date tender are opened and the vendor makes the choice on whom to sell. Contracts are exchanged with completion usually 28 days later. The property is marketed in a similar way to a private treaty sale.
