NOT RELIABLE, GROUP OF AMATEURS Didn't come for the checkout despite a fact that they have been informed 1 month in advance. They didn't inform me about next visit, so finally the checkout has been done without any tenant representative. Poor communication skills, zero support. Didn't return the deposit! Landlord is shocked as well. Reported to the TDS, escalated to the authorities, case to the court is in the process....

Cliftons have managed our rental property for over 10 years. Their standard of service is excellent and very professional. They ensure our property is looked after and manage any issues that are raised by the tenants after seeking our approval first. I would recommend them to any other landlord seeking a hassle free life....

STAY AWAY! I have dealt with Clifton Proerty Services twice now - once when we moved in, and now that the flat is being rented via them again. This was not a CPS managed property, just a private landlord using CPS to advertise and manage viewings etc. When we rented, CPS took our agency fees, and then told us that the landlord didn't approve of me and therefore we wouldn't be getting the property...or our fees back. After much arguing and threats of suing and contact the police, they backed down...

When you include VAT, agency fees are nearly 1/2 a months rent! And if you don't get the place, they WILL try and keep your fees!!!

We are 6 students, coming to the end of our year long tenancy with Clifton Properties and they have proved to be difficult at every opportunity. In the last month the fridge and the dishwasher has broken and we have incurred a cost for their replacement. What agent could do to change your mind?
Not taken out a ‚£60 signing out fee which took all of about 2 minutes. Given back our deposit or provided a valid reason for keeping it. Replied to all emails.

Dealing with Clifton Property Service is something much like a bad joke, unpleasant and awfully long-winded. My flatmates and had several problems over the year from simple utilities not working (lawn mower & vacuum) to them saying that obvious things were on the inventory when they clearly weren't. I don't even know where to begin, but the previous reviewer pretty much sums it up well. Rude, unpleasant, extremely unhelpful, fabricating lies. Clifton Property Services are the worst estate agents I have ever dealt with. They ignored emails throughout the year and would be slow to reply to the ones they did. The staff are extremely rude and unpleasant to deal with. They charge a check-out fee which was £60 for each for us and on top of this refused to give back another £60 each from our deposit as we could not provide sufficient evidence of paid bills. At the beginning they seem like a very professional agency, but once you become a tenant the service could not be more precarious. They are unresponsive, the only way to talk to them is to go to the agency because they do not reply to emails and the mobile phone is only for "emergencies". Problems like dampness or faulty items are only taken care of as soon as they are having viewings for new tenants. When I left the property last year they also charged a checkout fee plus VAT....

CPSL are without a doubt the worst estate agents I have ever dealt with. They charge high prices for, in my experience, properties with massive hidden problems and then refuse to do a single thing to help you whilst you live there. I lived with a huge patch of permeating damp on my bedroom wall for the entirety of my tenancy. The agent could have: - communicated with tenants i.e. taken fewer than 4 consecutive emails to respond, every time. - dealt with problems such as permeating damp, or at least come up with some form of compensation for the damp living conditions - not been rude every time we contacted them - been transparent about the underlying problems with the property

Steer clear of Clifton Property Services. They are crooks, who are just out to rip off students. They charge astronomical rates for houses which have underlying problems which are not made clear before renting a property through them. They use illegitimate contract law and bend the rules so they can milk you dry of every last cent without ever doing their duty as an agent. My flatmates and I are in the process of renting a flat from Clifton Property on Whiteladies road, and we have found the service to be extremely poor. Unprofessional service. Agents have no sense of urgency and seemed careless in returning calls, providing reassurances, sticking to deadlines and performing adequate checks. Staff was at times, rude and dismissive. Would not recommend them to any students/ colleagues going forward....
