Whilst others report bad experiences, mine was nothing but positive! Yes, the contracts are a little 'heavy' but unless you have a vegi shake for a brain, you will be fine. All issues were dealt with promptly, and one the one occasion it wasn't, a second call bought swift results. Though when the tradesman turned up, I accidentaly also opened the door to a charity mugger, those people are a scourge, not that that's the agents fault of course. Don't have anything to do with this bunch. We (along with several other couples) viewed a flat that we really liked. I asked Paul what would happen if several people were interested, and he told us the details of all interested parties would be passed to the landlord, who would then decide who to let the flat to. We made it clear we were interested, and Paul promised to phone my girlfriend the following day. He never phoned, and today, two days on, their website shows the flat as let agreed....

I have been renting as a student since last August. Now that it is time we have had to search for a new house, I have realised how awful many of the other agents treat students and how lucky we have been with Cambridge. If anything is broken they fix it quickly, the staff are all extremely nice and helpful, the office is much much nicer than others I've now been to and so far I have been happy with everything. Absolutely useless! I can't actually give you one reason why you should go with them. They don't fix anything, they just ignore you until you kick up a massive fuss! Every time you ring you have to deal with someone different. They don't listen to you at all. They are rude. One perfect example is I had a leak which was dripping onto a multiplug socket the response I got when asking it to be fixed was well don't we all that about sums them up completely useless!!...

I wish I knew about this web site before I started looking for a place to rent. They seem to have lovely properties, but not worth the agro that is to follow. The contracts are exruciating - binding 12 month contracts, rent increases, firm requests NOT to put anything up on the walls (repeated each time they visit the property, as if you are a disobedient child). What agent could do to change your mind?
Tenants should not be pushed into binding, no exit contracts. All repairs should be dealt with promptly and respectfully. Staff should be respectful. The employer should do outmost to minimise staff turnover and for tenants to have a single staff member point of call. Tenants should be allowed to put decorations on the wall. The only contract binding request should be that no damage is done to the property.

I rented properties in Brighton & Hove for 12 years and used about 10 different agencies. Cambridge Residential are by far the worst of the lot. Don't be fooled by the charming sales patter or the nice offices. Once you have paid the massive admin fee and signed an agreement they treat you like absolute garbage. A broken shower took four months to fix, a bedroom blind took 2 months. They didn't even bother with some of the other things we reported. The worst point was that the plumber us...

Where to begin, viewed a flat that we loves instantly and put holding deposit down. Paid an additional £360 for referencing which we ended up chasing ourselves. Lots of minor things were missed in the inventory so I added them to it later but the lady would not sign it. I let it go. We reported a leak in our shower in April of this year when Ben, an agent came to visit us to give us notice to vacate our property after 4 months living there. I sent subsequent emails to ask them to help, but by the time my partner and I left the property at end of June, we had mushrooms on the kitchen roof, a bent roof beam and a consistent dripping of skanky shower water in to our kitchen. Disappointed at every step. We were charged a ridiculous amount for admin fees and references (which we then had to chase ourselves as Cambridge did not respond to any calls, emails, or voice messages). 2 weeks into the tenancy we were contacted, by another agency, and informed that the property had been put up for sale and we would need to move out in 5 months. Living in Brighton renting places since 2007 and these guys were the worst. They took a majority of our deposit and treated us appallingly. Two main incidents spring to mind. Firstly our door did not lock when you shut it, it had to be manually shut from the inside when you came in and manually locked when you left. Let me start by saying I wish I'd read these reviews first! After just putting down near on 5000, the issues began! James is the most arrogant, rude, incompetent agent in the world. AVOID AT ALL COSTS! Once the paperwork is signed you really are on your own with this bunch of lettings cowboys. The terms of our contract were changed without notification switching the management of the property back to the Landlord - this may well be legal as they claim BUT it is seriously poor customer service. UNDERHAND, SNEAKY AND RUDE! I was scare-mongered into putting down a £200 deposit but was only told AFTER paying that white goods were not included. When I told them my budget did not allow for this they then refused to give my deposit back. They also ask for £180 (per person!) for "preparing the tenancy agreements and taking up references"...but then make you pay extra to get a reference from the bank! It does not cost £360 to print 1 contract and ring 2 employ...
