The worst people I have ever dealt with. We were moving into a property managed by Braemar and were absolutely appalled at the state in which we found it in when we received the keys and moved in. Worst company to deal with ever. Send charges for things they failed to charge you properly for form 2 years ago, and then have the nerve to say payment is due immediately. Also crap at onboarding new customers. took a year of repeated emails informing them of my purchase before they finally started sending me bills. at which point they send me a list of overdue bills and try to charge me more. Braemar are the management company for my apartment block. I had a roof leak which damaged my property. I reported to Braemar on 30 July 2015. It is now June 2016 and we are no further forward. The most UNPROFESSIONAL, APPALLING company I have ever dealt with. Recently moved into a new flat only to find it in the exact same state as the day I viewed it weeks earlier, which was also the day the previous tenants were moving out. What agent could do to change your mind?
They should have carried out the standard procedure for any new tenant- arranged a professional clean, re-painted the necessary walls and fixed other general maintenance issues. They should also have issued me a formal apology after the way in which we have been treated by over five of their employees.

Apart from SIMARC, Braemar have to be THE worst managing agents. They take your money & do nothing for you in return. I cannot believe how they stay in business! EVERY member of staff is useless. Dear Helen, you own an apartment in a building that is served by one electricity meter. Due to this a sub agent had to be appointed to collect monies for the payment of the electricity bill. You also own in a building that requires 24 / 7 concierge cover, any agent who manages on site staff will charge a fee for the management of holiday and sickness cover and the on site staff themselves. I went to view a property on 1 Dec 2014 with an intention of buying and made an offer. Six months on there has been communication for the agent and nor are any emails or request for a survey or my solicitor's correspondence responded to. Constantly add extra unjustified charges to our accounts. Never replying to emails when questioned about charges. Constant problems with the BDEC heating system with regards to charges and services. Overall the worst management company I have ever dealt with, I have never met a more incompetent and unhelpful set of people in my life...

Just to clarify, any charges levied to individual leaseholders are applied following 3 credit control letters for non-payment of service charge. I have been renting through them for 3 months now and there hasn't been a single day when everything in the flat has worked. Faulty taps, leaking showers, broken dishwasher, the list goes on. I reported my dishwasher as broken 4 weeks ago and it hasn't been fixed. It took 3 weeks and repeated emails to even get an acknowledgement from them....

I have had a number of problems with this letting agency. Firstly, I was not informed about a lot of their procedures until after I had paid my deposit. For example, they would have inspections every three months as well as gas checks and PAK tests. Each time these were arranged during working hours. Let me be there during inspections especially the final ones, only offering these during working hours is unfair. Try to fix things like broken toilets with proper equipment instead of duc tape Inform your tenants before the deposit about your procedures and extra costs.

Dear KMac, All reputable letting agents inspect the property every three months on behalf of the owner of the property, this is fairly standard. The gas safety inspection is a legal requirement and due annually for your safety, as is the PAT testing. Inspections and contractors attending during working hours is not unreasonable. We always book the appointment with the tenants and you could have requested alternative appointments if they were not convenient. Strangers were not entering the proper....

Totally unprofessional - have caused huge financial loss by failing to respond despite in desperation appointing a surveyor to deal with them. Rude , arrogant and the surveyor Chris Eaton and his boss simply fail to respond no matter how helpful polite or indeed upset you get. We care a great deal about the developments we manage and as such took steps to protect the service charge account and structure of this development which you own at. This may explain why you feel this way about our services. We have since been working with you on your consent application at this development. DO NOT USE this company. They extort money from owners by attempting to sue through the courts for money not owed. They have previously clamped owners guests another form of extortion. They sue for money owed into the future when they know people pay by direct debit. They left a hall way uncarpeted and unsightly for 5 years despite taking payment from an insurance company for replacement. This Company is a joke ! Do not bother wasting money using them. I\'ve spent 3 months calling to get my door entry system working! Every time I\'ve been told they will call me back . I can\'t have visitors unless they can call when they are out side so I can run all the way down to let then in .
