I 100% echo Jane Humphrey's email, since you've taken over all we have had is unproffessionalism from your organisation , you have tried to take me to court only to admit liability 2-3 years after sending me numerous letters( build up court costs).... only to settle out of court( leaving me £4-5000 out of pocket).... is this a responsible thing to do ?... has any attempt at compensation been made to reimburse my costs( no it hasn't)....... moving on in June 2015 I reported my window had steamed ...

They should have carried out the standard procedure for any new tenant- arranged a professional clean, re-painted the necessary walls and fixed other general maintenance issues. They should also have issued me a formal apology after the way in which we have been treated by over five of their employees.

Dear Disappointed Renter, We took over management of your apartment from another letting agent. They conducted a check-out with their vacating tenant and charged their tenant for a clean. We apologise for and acknowledge that the standard did not meet your satisfaction and as you are aware your landlord has agreed to pay for another professional clean. The ingoing photographic inventory does not suggest or mention breakfast remains. After moving into the property, your request for a full repai ...

Dear Helen, you own an apartment in a building that is served by one electricity meter. Due to this a sub agent had to be appointed to collect monies for the payment of the electricity bill. You also own in a building that requires 24 / 7 concierge cover, any agent who manages on site staff will charge a fee for the management of holiday and sickness cover and the on site staff themselves. Whilst we managed the building you own in there was no anti social behaviour, no issues with apartments b ...

Dear DB14 We are sorry to hear this, please can you get in touch by emailing victoria.smith@braemar-estates.com who will investigate the charges for the BDEC bills and respond to any other queries you have. Just to clarify, any charges levied to individual leaseholders are applied following 3 credit control letters for non-payment of service charge. Non-payment of service charge affects the managing agent's ability to pay for communal services and we advise all leaseholders of the fees that will ...

Let me be there during inspections especially the final ones, only offering these during working hours is unfair. Try to fix things like broken toilets with proper equipment instead of duc tape Inform your tenants before the deposit about your procedures and extra costs.

Dear KMac, All reputable letting agents inspect the property every three months on behalf of the owner of the property, this is fairly standard. The gas safety inspection is a legal requirement and due annually for your safety, as is the PAT testing. Inspections and contractors attending during working hours is not unreasonable. We always book the appointment with the tenants and you could have requested alternative appointments if they were not convenient. Strangers were not entering the proper ...

We care a great deal about the developments we manage and as such took steps to protect the service charge account and structure of this development which you own at. This may explain why you feel this way about our services. We have since been working with you on your consent application at this development. A surveyor was appointed at our request as you had undertaken structural work without landlords' consent, which is against the covenants in your lease. Kind regards Braemar Estates ...

To each of the allegations the reviewer has made we would respond as follows: 1. Braemar Estates employed the Management Company of the Property to collect and administer the service charge on their behalf. We are remunerated by means of a fixed fee within the service charge budget agreed in advance with our client. Failure to pay s ...
