I see a lot of 1 Star reviews for Boydens and I can't say I'm surprised. Boydens were great when my partner and I were looking for a property in Braintree. Very diligent in making sure we had options and were always quick to respond to our queries. The property we are now in was in really good condition as well and a very good deal. Me and my partner were with Boydens for 2 years and put up with living in damp for 1 1/2 yrs there. they are terrible at organisation and getting people to come get things sorted. waited months to get thermostat moved and the did do it but 2 week to us moving out. I wouldn't recommend this company to my worst enemy. I rather have slept it a lions cage and get torn to pieces then ever rent from Boydens again. Good afternoon Philip, thank you for your comments. I will refer you again to the contents of our conversation in that we do not own the properties and the landlord is responsible for maintenance of the property. It was also the landlord who retained the amount noted from your deposit not Boydens. If you are as unhappy as you suggest may I respectfully invite you to submit a formal complaint so that the matter can be addressed with you personally, you have our details.....

Lettings dept has for years been inept in what is actually a really simple process. So often they don't return calls, which is annoying but not even the start of it. For some time now I have been getting the verious tenents to call me direct if they have any problems so I can get them sorted out straight away. Tenancy got off to a very bad start with this agent. The house we moved into was left in a horrible state by the previous tenant to the point a 'professional cleaning team' were to be sent to sort out the mess. Just moved into my flat with my boyfriend (first time living together) No how water for 5 days and now the off peak switch will not heat our water.. apparently there is no problem?! This agent needs to learn who her client (the vendor) is and not support the buyer, to the point of making us feel like we were being unreasonable when her precious protege wasn't performing with the purchase. my son had rented a ground floor. On collecting the keys he was told by the agents that they had a problem with the letterbox and he should try it. I am so happy that I use Boyden's in Sudbury to let my properties. I will be honest and say that out of the three they manage for me two of them have had no problems over the years but sadly I did have a problem with one a few months ago where the tenants left the house in a total mess ! Absolute rip off! They never knew how much money we were supposed to pay, even on the day we moved in I had to correct their calculations. Never kept to appointments or acted when we contacted them with problems with the house. Always looked for a way to avoid the problem. As a landlord I would expect a reasonable amount of help for the large fee I am charged. My experience with Boydens is contrary. Every month for two years I have had to ring over and over to find out what is happening with my rent. They promise to ring back and rarely do. Anything needs fixing they send workmen in at exorbitant prices. One workman confided that boydens double the fee and take a 50% cut. Regarding the amount of money it costs to let a property via a letting agent, which is considerable I might add, it seems reasonable to expect at least some basic level of service with professional advice and guidance. After all, they are the experts, apparently, and if I knew everything already, I wouldn\'t need to hire someone else.
