I came to an agreement with the landlady because it was best for both of us. Things actually get done now in good time. If you ask her why she agreed to liasing directly with me then you will know it is for exactly the same reason - you dont respond unless it's in your interest to. The lady in the office who you think is rude is not rude but firm. If tenants don't pay their rent on time or return keys when asked then you will get a call from someone who politely but firmly lets you know that this is a problem. We would not be doing our job to protect landlords if we didn't take this kind of action so I am sure you will appreciate that we cannot let things like that slide without making contact with tenants by phone or email. As the landlord I organised for the hotwater tank to be replaced for a new system as it was 30 years old. The tenant had hot water just not the cheaper off peak supply. I am sorry it took two months (he always had hot water) but had to be ordered and the plumber had to fit it. It was nothing to do with the agents. Tenant is now happy with the new syetem and is still in the flat a year later! ...
