What agent could do to change your mind?
What we would recommend to the agent for her next customer/client, is that she shows more interest in them even after they signed the contract. Good customer service doesn\'t stop after the signing of a contract. Good customer service is when one goes an extra mile ( i.e. asking for feedback from clients, and doing some followups). At the end of the day both parties depend on each other.

Letting Fee Information

For all rental properties agent’s fees apply, upfront fees are credited to gaining a property, depending on the individual’s circumstances. Fee’s applicable which are included in your tenancy fee and charges:
β€’ Holding deposit: Payment of the Holding Deposit is requested as a guarantee of your commitment. This ensures the accommodation will be secured for you subject to successful references and any further viewings will be cancalled. The upfront fee will be subtracted from the first month’s advance rent prior to the commencement date.
β€’ Application Fee: Initial funds to allow the agent to begin negotiations to secure the property*.
β€’ Referencing Fee: To process all references including work, credit checks, previous landlord check, personal references and any others which may apply.
β€’ Guarantor Fee: Where the tenant is on a low income/studying and requires a security.
β€’ Inventory Fee: A condition report of the property is carried on commencement and termination of the tenancy.
β€’ Additional tenant Fee: Where a new tenant is to be added to an existing contract.
β€’ Replacement Fee: During the contract, where a new tenant replaces another tenant who vacates.
β€’ Renewal fee: Renewal of expired contract.
β€’ Disclaimer pet Fee: An additional cost may apply, where a tenant is allowed to keep a pet.
β€’ Fees applied to every tenant may vary and are dependant on the individual’s circumstances, where additional fees may apply.
β€’ Security Deposit: Deposit of 6 weeks rent will be required before your commencement date. Amount of deposit may vary depending on landlord’s circumstances and where pets are associated.

*Any unsuccessful applications in securing the property by the agent, not related to terms and condition of the holding deposit receipt, payment for the application fee cost is refundable.

Complaints Procedure

Please discuss your complaint with a member of our branch staff who will aim to deal with your problem as fairly and swiftly as possible.

If you are not satisfied with your complaint being resolved, please send an email to reception@bigmove.uk.com and this will be forwarded to the branch manager. The manager will try to resolve the matter within 48 hours of you raising your complaint, however, depending on the details of your complaint this may vary.

If you are still not satisfied with the response from our branch manager please ask your complaint to be referred to the managing director. You must highlight in writing, why you are still dissatisfied and what further action you would like bigmove estate agents to take to fully resolve your complaint. You will receive a response within 3 working days including the nature of your complaint and the time period we will be able to reply to your complaint in further detail.

At this point you may be asked for further information if needed. Within 16 working days your complaint will be fully investigated by the managing director and you should receive a formal written outcome of the investigation.

By the end of six weeks following receipt of your complaint, in the majority of cases (except exceptional cases), bigmove will have provided you with a written final response accompanied by The Property Ombudsman Consumer Guide.

You may write to The Property Ombudsman if you are still dissatisfied with the action taken by bigmove estate agents.
